This property, 15 minutes from the A13 motorway, can be reached quite quickly from Paris. The village, with 1,600 inhabitants, has all local shops as well as a health centre. The nearest supermarket is but 5 km away. The village also has an infant and junior school. Secondary schools and sixth form colleges, together with all administrative infrastructures, are in a neighbouring town 5 km away. Rouen is 35 km away; Évreux 25 km away. The nearest SNCF train station is 13 km away. Golfers can practice their sport on one of Normandy’s renowned 18-hole golf courses 12 km away.


The river Eure, rising in the Perche region, flows for almost 70 km through Upper Normandy and winds its way through the village. Giving its name to the department, it forms a wide valley, where numerous towns, road infrastructures, farmlands, large humid areas and vast forest tracts are concentrated. This property is accessed via a driveway some 300 m long, bordered by tall trees, hundreds of years old, from where it is possible to glimpse this three-storey building in its improbable setting in the midst of the forest. The village can be reached in 3 minutes by car and 15 minutes on foot. The land, sloping steeply on two sides, could be terraced. However, it does offer a flat surface of 3,000 m², on which various relaxation areas are laid out. The house looks down on to the forest. Behind it, an outbuilding is used as a 2-car garage. Two terraces, one on the kitchen side and the other on the carpark side, make it possible to follow the sun all day long.

The manor house

This delightful house was built under the aegis of 20th century architect, Henri-Barret, who dotted his distinctive creations throughout the Eure Valley.
The facades are covered with dressed Vernon stone, with natural stone used for the quoins and window surrounds. The through openings feature small panes, double-glazing and white wood. The double, arched, French windows to be found in the ground floor rooms let in copious amounts of light.
The roof, laid out over three levels, is covered with local tiles and supported on stone corbelling. The second floor features roof dormers with overhanging eaves.

Ground floor
As with all the constructions built by this architect, oak wood beams and joists enhance all the rooms. The floor throughout this level is covered with sandstone tiles. The entrance hall, housing a toilet and a left-turning, wooden stairway, provides access to a vast lounge-living room. The latter is adorned with an impressive fireplace on an end wall, composed of Vernon stone. It precedes a kitchen, with a door leading to one of the terraces. The walls are covered with white or a coloured paint or wallpaper.
First floor
A wide, mezzanine style landing provides a view of the high, horizontal roofing framework, typical of those to be found in cathedral rooms. An arched wooden door gives access to a hall area, leading to four bedrooms and their two bath and shower rooms as well as toilets. The floors are covered either with tiles or parquet flooring. Cupboards are to be found along the right-hand side of the hall area and in the bedrooms.

The outbuilding

This outbuilding, adjoining the rear facade of the manor house and backing on to the steeply-sloping land, houses a boiler room and a 2-car garage.

Our opinion

Whether this property is used as a main residence or as a holiday home, it has everything for a peaceful way of life away from all hustle and bustle, whilst being near to urban facilities.
The manor house’s sober, elegant decoration means that new owners can move in straightaway, without carrying out any works. All sports and leisure activities are to be found just a stone’s throw away from the premises, making this a superb place to be!
