Location

The property is located in a dynamic town, particularly centred on youth and sports. Situated on the immediate edge of the historic centre, the property is within walking distance of all the sites and activities - town centre, shops, lake, schools, cultural and religious facilities.

Description

The entrance to the property is through a small door in a high perimeter wall, leading to a private and secluded location, bathed in greenery.
The main house has traditional Provencal style features dating from the beginning of the 20th century. It was completed by an extension built in the 1930s and inspired by a Basque style that constitutes its uniqueness.
Its south and east facades look out over a bucolic garden with large specimen trees, a small pond, a vegetable plot with fruit trees, and a private access to the guest house and a swimming pool.

The house

The main house has a plan in the form of a rectangle and was built around a first building dating from the beginning of the 20th century, with a monk-and-nun tiled roof and two rows of Provencal friezes. Its eastern facade presents the traditional aspect of a Provencal bastide (manor) with its large glass doors opening out to the garden. Its original south and west facades have been covered by a mid-20th century extension of a more contemporary style, with a flat roof and moulded stone bargeboards. Its blind western front faces the street, and its southern front faces the swimming pool area, incorporating a staircase built on arcades which is currently sealed on the first floor.


The ground floor
The entrance to the house is through a large hallway opening onto three rooms and leading to a straight staircase with a wrought iron banister. On the left-hand side, a first room features a stone corner fireplace and a light-coloured flagstone floor; a double-glazed French window leads out to the swimming pool area. To the right, the kitchen is accessed through a large full-height sliding aluminium door. This means that the room can be completely opened or closed, while retaining maximum daylight and a view of the terrace, which can be accessed through a double-glazed patio door. Opposite the entrance door, a large room with a light, tiled floor connects to the flagstone terrace through a double-glazed French window. From this space, a small door leads to the laundry room, the toilets and the double garage. The latter offers direct access to the street via a large roller shutter. Due to its location and size, which is sufficient to park more than two cars, it offers interesting conversion potential.
The first floor
The staircase with its wrought iron railing leads to a wide and bright landing. It has brown diamond tiles and offers a reading area that is bathed in light pouring through large double-glazed windows facing east and south. It serves five bedrooms with generous volumes, bright and high under their ceilings adorned with decorative mouldings and roses. The master bedroom enjoys a view of the garden through a French window to the east and a window to the south. It has a decorative fireplace and parquet flooring. It is followed by a closet, a toilet and a shower room with double washbasin, all with a waxed concrete floor. A second double bedroom is accessed from the landing. This has a hardwood parquet and two double-glazed windows with a view of the two village churches to the north. A third bedroom can be reached through a walk-in closet. There are three double-glazed windows facing north, the flooring is engineered parquet. The bedroom opens onto a large tiled bathroom with corner bath and two washbasins. This is lit by a skylight. The fourth bedroom is accessed from the landing. It offers a corner fireplace, a parquet floor and two large arched windows through which the southern light flows into the room. It opens onto an office space shared with the fifth bedroom. The latter has two windows to the south and east, as well as engineered parquet. It connects to the large bathroom, shared with the third bedroom.
The attic
The upper level, under the roof, can be reached by a wooden spiral staircase. There are a number of panelled rooms which could be converted (approx. 50m² floor area) and a sauna.

The garden

Lush and well maintained, it is interspersed with beautiful large trees, both coniferous and deciduous. The terrace, the pool and the vegetable plot are close to the house. The largest trees grow in the middle of the garden and provide shade for a fish pond. At the end of the garden are the guest house and a covered area giving direct access to a waterway connected to the Craponne canal.


The terrace
Tiled and covered with a pergola, it is located at the foot of the eastern facade of the house and features a summer kitchen along the north side of the enclosure wall.
The vegetable garden
A fruit and vegetable area has been set up near the terrace, consisting of squares ready to receive the next crops and fruit trees. A lifting pump connects the water tank to the canal.
The swiming pool
A chlorine-treated swimming pool, measuring approximately 10 m x 5 m, runs along the southern side of the house. It is surrounded by tiled decks; a pool house to the west contains sanitary facilities and a technical area, it is hidden by a bountiful laurel hedge.

The guest house

At the bottom of the garden, an outbuilding of about 50 m² has been converted into a small independent lodging. It comprises a living room with kitchen area, a bedroom and a shower room. It has a private space in the garden and can very easily be rented out.

Our opinion

A simple house but not without allure. The well appointed property guarantees a high degree of comfort. With the guest house, swimming pool and vegetable plot, it conveys the aspect of a large property. A garden in town. The direct access to a branch of the Craponne canal is a real asset for garden management and contributes to the bucolic impression given by the ensemble.
