Location

The commune, in the old glacial valley in the south-east of France, is located between the river Rhone and its diversion canal at the bottom of the first of the Alpine foothills. The history of the Earth and Man can be read in the local surroundings, between heritage buildings and geological strata. The region has taken good advantage of its environment to make the sector more dynamic. Many outdoor activities are on offer here: hang-gliding, cycling, pleasure boating and hiking. A rowing club gives enthusiasts the chance to practice this sport in competition or as a leisure activity. Local produce and wines are well known.
Just a stone’s throw from the property, a little marina makes it possible to navigate 70 km of rivers. This property is some 30 minutes from Chambéry and Aix-les-Bains, 70 minutes from Lyon and an hour from Lyon international airport. The commune has a few local shops and amenities. The nearest town, 6 km away, is one of the Ain department’s subprefectures and has all shops, amenities and schools. Laid out on a plain, the commune has a temperate climate.

Description

This property spans a continuous plot of approx. 8,740 m² named “La catin”. It is to be found on the outskirts of the village, near to several recent houses.
At the entrance, a courtyard precedes the house which, at first glance, reflects a design and style typical of the 1960-70’s, featuring the architectural codes of that time. The south-facing, rectangular building exudes a symmetrical visual harmony. It is surrounded by a garden, with a 12.5x6 m swimming pool and trees planted on about half of the grounds. It is encircled by a paved driveway. The land, in an urban area, then extends on the south side as a meadow lying fallow, with a steel farm shed spanning approx. 30 m². The swimming pool, the children’s play area, the French bowls pitch as well as several other nooks and crannies are a promise of good times to be had during clement weather.

The house

Designed by the local architect Gilbert-Duranton, this house was constructed in the 1960’s. Ceramic tiles made in Vallauris by ceramist Roger-Capron enhance several walls. Its layout and its style are in keeping with this tradition and feature aesthetic and functional rooms that are easy to move around. All the innovative materials of the time were used for this robust, 2-storey building, illuminated by large openings. It is still in its original condition as it has not undergone any renovation works since its creation. It spans approx. 270 m² of living space and 80 m² of annexe areas including, amongst others, a terrace, balconies and garages. Two outdoor stairways and one indoor stairway provide access to the upstairs. The roofing framework is made of steel. The entire building, with its walls, its wide openings, its decor and its roof, reflects a characteristic rectangular, geometric aspect.


Garden level
The house can be entered on the west side via the outdoor stairway. A door on the north side, set between the two garages, also gives access to the house via a hall area leading to two bedrooms and a little bathroom. At the opposite end are a laundry room, a toilet, a boiler room, a stairway, an open cellar and an exit on the west side, all on a level with the exterior. At the end of the corridor are a games room and a south-facing workshop. The second outdoor stairway makes it possible to reach the terrace, the garden and the swimming pool.
First floor
The west stairway provides access to a vestibule and, as of the entrance, it is possible to glimpse the design features of the time, reflecting architectural codes such as the double doors, with asymmetrical glazing, the wash-hand basin and its ceramic tiled wall and the floor covered with Italian travertine stone tiles. The vestibule therefore provides access to a living room, with a corner wood-burning stove, the indoor stairway and a toilet. A hall area, also reached from the entrance room, leads to a bathroom, lined with hexagonal tiles, and a toilet as well as three bedrooms, one of which has its own bathroom and toilet. On the left-hand side of the entrance, two arcades open into a living-dining room, steeped in southern light by four large picture windows. A kitchen, followed by a pantry, opens into the dining room and on to the terrace, paved with Hauteville stone.

Our opinion

This house, with its 1960’s air, was built with almost all modern-day home requirements. The geometry combined with the soberness which, at the time, signified innovation and a refined design, is currently making a comeback as part of the “vintage” trend. Courtesy of the highly recognisable lines and a style that is very popular nowadays, it takes everyone back some fifty years.
Works will need to be scheduled in order to give it a new lease on life. New owners will be able to add modern-day home comforts and their own personal decorative touches, all in keeping with the original aesthetics.
