Location

Halfway between Saint-Tropez and Cannes, Saint-Raphaël is a seaside resort well known for its fine sandy beaches. Water sports and tourist activities will delight residents. The many paths around the Massif de l’Estérel coastal mountain range allow ramblers to discover the beauty and variety of the landscapes with views of the sea. One hour from Nice airport. The high-speed TGV train stops at Saint-Raphaël station and the A8 motorway is about 15 minutes away.

Description

The property, protected from prying eyes by a cypress hedge, is located in a quiet residential area, five minutes from the beaches. Its Anglo-Norman architectural style is rather atypical but reveals the development of Saint-Raphaël during the Belle Époque and the Roaring Twenties. From the gate, a driveway leads to the south facade of the main house, built on four levels, revealing on one side a classified cork oak undergrowth of approx. 1,000 m² and at the end of the grounds, the guest house. Apart from the wooded area, the entire terrain remains zoned for building.

The main house

The tall southern facade is flanked by a wing to the east. Six straight windows let plenty of light into the house. A second wing abuts the north facade. It is built up to the entire height of the house and gives depth to the rooms. A sturdy terrace on the first floor offers a view of the sea.


First floor
The entrance door is located at the end of the terrace. The entrance leads into an office, located in the east wing, a toilet, the kitchen and the living room. The living room opens onto the south-facing terrace and is separated from the dining room by an arched opening. The north-facing kitchen is an extension of these two rooms and opens onto the dining room with its traditional Provencal fireplace. The terracotta floor features Salernes tiles with white cabochons and unifies these very bright rooms. The study, which is also very bright with period tiled flooring, is located in the east wing of the house. The ceiling height is around three metres. A staircase with wooden steps leads from the entrance to the upper floors.
Second floor
This level comprises two large bedrooms, a bathroom and a shower room with toilet and a separate toilet. All the south-facing rooms offer a view of the sea. The floor is tiled just as on the first floor. The ceiling height is around three metres.
Third floor
There is one bedroom with en-suite bathroom, followed by a second attic bedroom in the north wing.
Basement
The basement, with a surface area of approximately 55 m², is located on the garden level and stretches over the entire surface area of the house, apart from the east wing. It protects the main house from the elements. It includes a garage, a workshop at the back of the garage and the boiler room.

The guest house

With a surface area of approx. 36 m², the small house was built slightly removed from the main house, on the edge of the property. On one level, it comprises a kitchen, a living room, a shower room with toilet and two bedrooms.

The grounds

Extending across 3,062 m², the grounds are divided into two areas: on one side, the classified area, consisting of a cork oak grove of approximately 1,000 m², and on the other side a plot zoned for building, making it possible to envisage quite easily the construction of another house, or an extension of the guest house.

Our opinion

The elegant property reminds us, with a certain nostalgia, of the beautiful, often audacious and surprising buildings of the 1920s. Its assets, especially the view of the sea, are undeniable and they allow the possibility of a range of projects such as an extension, renovation, construction or gîtes on the seafront.
