Location
Paris is 150 km away, Rouen 29 km, Bourg Achard 15 km (by ferry). Duclair and all its amenities are only a 7 km drive. The seaside can be reached within an hour. The property sits in a village situated on the inside of a loop on the right bank of the Seine, part of the “Boucles de la Seine Normande” Regional Nature Park. This rich green countryside, watered by the river, leads to the heart of the touristic locality which is home to one of the most beautiful ruins in France. In the seventh century, monks and feudal barons lived in this emblematic location, developing agriculture and port activities. Every year, the markets along this fruit trail set the pace: plums, pears, cherries and apples compete on the stalls, and the local gastronomic restaurants offer mouth-watering desserts! From Rouen, the route towards the village runs along the right bank of the Seine, or you can take the frequently running local ferry. From the A13, take the direction Pont de Brotonne.
Description
The property is accessed from a small street in the village. The house is flanked with a palm tree on each side. A flight of stairs leads from the pavement to the main entrance. A park at the rear of the building extends to approx. 3,600 m². It boasts a swimming pool, a large garage for two vehicles and a small outbuilding for storing mowing and gardening tools. Planted with pear and apple trees as well as with roses, maples, a cedar and a sycamore, this garden is sheltered from view.
The house
The house, formerly called a chalet, is built on three levels, one of which is the garden floor. This was the holiday home of a famous novelist who wrote about a facetious gentleman! The red brick facades are pierced with openings decorated with beige stone cladding. The entire building is protected by a tiled roof with two chimneys. Railings and banisters decorated with wooden pilasters protect the ten steps leading to the front door terrace. A tiled porch, identical to the roof, is decorated with Creole pelmets and gives the house an exotic feel. This ornament features on the top of each window. On the garden facade, a two-storey bow window is topped by a half pepperpot turret with a roof ridge and a Jacobean dormer. The building is very bright, mainly because of its exposure and its many openings, all with solid wooden shutters.
Garden level
This level is entirely independent, as it features a glass entrance door strengthened with a wrought iron gate at the side of the house. There are two bedrooms, one of which has direct access to the garden through a French window, a shower room, separate toilet and the boiler room with laundry area. The floors are floating parquet or old paving.
Ground floor
A double door with a wrought-iron grid leads into the interior. A vast entrance hall with half-panelled cement walls serves a living room, a dining room, a kitchen and a toilet. A staircase with wooden steps turning to the left leads to the first floor. The wrought iron railing is topped by a wooden handrail. The garden level can be reached in a few steps. Mouldings adorn the ceilings of this space and there are two fireplaces with marble mantelpieces in the living room and the dining room. The floors are made of oak parquet or tiles.
First floor
The layout of the rooms remains the same as on the other two levels. The top floor with slightly sloping walls offers two bedrooms, one with ample storage, a bathroom and a separate toilet. The entire floor features parquet flooring.
Attic
A small attic high enough to stand upright can be accessed through a hatch.
The outbuildings
The garage for two vehicles also serves as a workshop. The floor is covered with cement. A sliding iron double-door closes the garage.

Our opinion
The property is located near the banks of the Seine and its towpath, ideal for rambling.
There are many starting points for walking tours and horseback riding to discover this flower and fruit trail.
The food shops are within walking distance of the property. There is also a leisure centre nearby where you can pursue all kinds of water sports.
And finally, the lakes will delight fishing enthusiasts!
