Location

The Roanne region is a genuine mosaic of landscapes, rich in history and marked by inhabitants with distinct characters. On the fringes of the influence of its companions, the Rhône and the Saône, the Loire flows through a diversity of landscapes that have long influenced the development of the surrounding land. Today, the trains and the A89 motorway allow quick trips to Lyon, Clermont-Ferrand, and even Bordeaux, yet the privacy of the region remains intact.

Description

On the slope of the hillside overlooking Renaison, and a few minutes as the crow flies from Roanne, the property is located in the heart of the village of Pouilly-les-Nonains. With a population of about 1900, the village offers all the facilities needed for a main residence.

The priory

The sleepy 15th century priory is waiting for a heritage lover to restore the building to its former glory. It is registered with the Fondation du Patrimoine and its architectural and historical interest is unquestionable. The marks of time are visible on the cracked floors and walls. The building is uninhabitable in its current state and an official danger notice has been issued. Yet, with its mullioned windows, it remains very attractive. Built during the reign of Louis XII, the western facade consists of two galleries with oak pillars on which small, raised prismatic pilasters are applied.
On the ground floor two doors open onto the gallery. One of them bears the Albon-Saint-André crest. The second leads via a spiral staircase to the living quarters, fitted out to the requirements of modern life. The rooms, which are currently not usable, are spread over the three floors: living room, kitchen, bedrooms, bathroom, toilet, attic and separate room. A garage and two vaulted cellars complete the property.

Our opinion

As the priory is of historical interest without being listed as a Historic Monument, it can undoubtedly benefit from an advantageous tax regime for the work that will be undertaken because of the Fondation du Patrimoine label. The favourable financial conditions will convince the potential buyer to invest in this project full of promise and to indulge his passion for preserving architectural heritage.
