just a stone’s throw from Champ-de-Mars in Paris’ 7th arrondissement
The proximity of Champ-de-Mars, Eiffel Tower, the French Military School and Les-Invalides contribute to the amazing location of this building. The latter stands on one of the most beautiful avenues in the French capital’s 7th arrondissement, there where vegetable gardens were laid out on the Grenelle Plain under the “Old Regime”. Bordered by plane trees, it neighbours the shops in Rue-Saint-Dominique, the elegant restaurants in Rue-Cler and Ecole-Militaire underground station. Numerous state and private schools are also within easy walking distance.
The main, oval entrance hall is decorated with moulding and wide mirrored openings. Its marble floor leads to a hanging stairway, the original stairwell of which houses a lift.
The landing door opens into a large entrance hall which provides access, straight on, via double glazed doors, to the reception areas and, right, to the night-time areas. A double reception room, with lounge and dining room areas, spans more than 41 m². The decor is typical of the era: a lovely high ceiling, herringbone pattern parquet flooring as well as fine moulding fixed to the walls and lower sections. Three wide windows, one of which opens on to a small balcony, are protected by stone baluster railings. All look out over the avenue, making sure that the rooms are perfectly luminous.
Further on, a hall area gives access to a separate kitchen, which can also be reached from the dining room. There, a door opens on to the back stairway, making it possible to reach the building’s maids’ bedrooms or its cellars. The rest of the flat is taken up by two bedrooms, one of which, with a separate toilet, overlooks a courtyard, a bathroom and a guest toilet. This flat awaits renovation works to restore all of its splendour of yesteryear.
It would also be possible to additionally purchase a maid’s bedroom, looking out over the Parisian rooftops, Eiffel Tower and Montmartre hill.
Laid out at the foot of the “Iron Lady”, Champ-de-Mars is a green open space in the middle of the city. In the early mornings, whilst the French capital is still sleeping, adults can take advantage of a moment of peace, far from the everyday hustle and bustle, and take exercise along its shady pathways, whilst appreciating the silence. In the afternoons, hordes of children are able to enjoy the tomfoolery of the Punch and Judy show, before savouring an Italian ice cream. This flat, in its luxurious setting, is a raw gem to be delicately crafted and polished to a shine. The spacious rooms still have all of their authenticity and natural elegance as well as real conversion potential. An undertaking to be patiently and meticulously carried out under the innocent gaze of the cherubs in the reception areas.
