In the undulating Charente department, bordering the Green Périgord area where streams meander between fields, woods and horses’ hooves, is a hamlet set amidst meadows and woods. The road going through it, used but by residents, leads to a village, with all amenities, just 10 minutes away. Angoulême, the nearest big town, is renowned for its for its cultural life, with its French film festival, its circuit around the ramparts, its international comic strip festival and, its Gastronomades weekend, as well as its TGV train station. Nontron, subprefecture of the Dordogne department is a town known for its first-class arts and crafts industries, dealing in leather goods, cutlery, saddlery and tableware. It is also home to an experimental centre for arts and crafts, grouping Nontron’s craftsmen and artists.
Built in the 17th century, the traditional, long farmhouse, with its 60 cm thick walls, currently houses attic space which could be converted. The latter is illuminated by roof dormers. The gently sloping gable roof, with one hipped end and covered in Roman tiles, is typical of the region. Apart from the gable wall where the stone has been left exposed, the facades are covered with traditional lime rendering. On the road side, the building features a garage, housing a boiler room and providing access to the attic space, and, at right angles, an old sheepfold. The main, stately front door reveals some defensive features. Made of studded wood, it is fitted with a small window, protected by iron bars and set in a semi-circular arched surround.
The main entrance hall delimits the garage section from the living space. It is fitted with large cupboards. A semi-circular arched door, with bevelled surrounds, is set in an exposed stone wall facing a stone fireplace in the lounge. The latter runs through the building from the courtyard to the garden under a high ceiling with exposed joists. Its furniture, chosen for its quality, is to remain in place as it is included in the price. The old window frames house small, single-glazed panes. On the north side, a long corridor decorated with panelling leads to a kitchen, with its fireplace, two bedrooms, with parquet flooring, and a shower room, with a toilet.
This attic space, running the full length of the farmhouse, could be converted. It is illuminated via roof dormers and reached via a stairway going up from the garage.
Group of buildings
Several buildings set at right angles to one another surround the interior courtyard. Most of the roofs are only ten years old. A tall, vast barn is currently used for storing a tractor and firewood. It is followed by two horse loose boxes, one of which is open, a workshop, topped with an attic, a sheepfold and a 2-storey dovecote.
A vast barn bordering the road, awaits restoration. It features a wooden mezzanine and two entrances.
Adjoining the barn and closing the garden section, this small building houses four old pigsties.
Beyond the farm courtyard and the terrace, an old, completely enclosed orchard abounds in fruit trees with 10 French plum, 4 greengage, 2 yellow plum, 6 miscellaneous plum, 1 Mirabelle plum, 3 pear of old varieties and 5 of other varieties, 3 walnut, one of which produces large fruit, 1 hazelnut, 3 Calvil, an old variety producing red apples, 1 Limousin, producing yellow apples, 4 trees producing very large apples as well as 1 pippin and 2 russet apple trees. A hedge of raspberry canes and other table grapes, a quince and four cherry trees, one of which produces yellow fruit.
Although the two neighbours stop one another from feeling secluded, this property is nevertheless set in the open air, in the midst of a rural landscape. All the outbuildings, the existence of which is always useful for miscellaneous projects, prevent onlookers and any nuisances. This house can be lived in as it is. Very well kept but lacking in modernity for several decades, it has numerous original architectural features that recount its history. All the furniture is included in the sale and an additional 15.5 ha of woods are optionally available for purchase.
