Location

Set amidst farmland on the edge of Caen plain, this property stands in a little, slightly undulating hamlet crossed by a brook. Caen and its airport, with flights to the south of France, are some 60 km away. Argentan and its train station are a 30-minute car drive, with the train providing 1⅔-hour links to Paris. Saint-Pierre-en-Auge and its market renowned for its local produce is 18 km away. Falaise, with shops, amenities and large infrastructures, is 6 km away, just like the slip roads for the A88 motorway.

Description

A first set of gates open off the country lane into a grassy courtyard behind the outbuilding. A large farm shed stands at a distance. A wooden barrier protects the entrance to a meadow, a steep path goes up to a large section of land, looking down on to the buildings. Furthermore, a large set of wrought iron gates, supported by two majestic stone pillars, opens into a vast, paved courtyard. It is bordered by the house, its outbuilding and a garden, delimited by boxwood hedges, which slopes upwards and communicates with the parklands on a higher level.

The large, luxurious home

This large, luxurious home was constructed from quarry stone blocks and rendered in the 18th century. The openings are framed with dressed stone surrounds. It spans two levels under a gable roof, covered with flat tiles and featuring Jacobin-style roof dormers. An extension, linking the main house to the 16th century outbuilding, was added in the 19th century.


Ground floor
The entrance door opens into a vestibule, with omnipresent stone comprising a stairway, floor tiles and exposed walls. On one side, a bedroom overlooking the courtyard, with terracotta floor tiles and a stone fireplace, communicates with a large bathroom and toilet. A second adjoining bedroom is laid out to the rear, followed by a little room and the impressive veranda. On the other side of the vestibule, a dining room, with a stone fireplace and large, square stone floor tiles, precedes a vast kitchen (paved floor, exposed stone walls and a large stone fireplace with its chimney breast). The latter two rooms are separated by a second entrance hall, with a wooden stairway. They communicate with the veranda.
First floor
The stairway in the main hall goes up to a landing which provides access to a bedroom, with a marble fireplace and old terracotta floor tiles, a bathroom and a second bedroom, this one with a red marble fireplace. It is followed by the back stairway landing, with a door opening on to a stairway going up to the attic space. Then comes a hall area with, on one side, a bedroom, with a water supply point, (laid out in the extension) and, on the other, a step leading down to the main bedroom, with its bathroom (laid out in the 16th century outbuilding). This main bedroom, featuring a stone fireplace and old terracotta floor tiles, precedes a little storage room which leads to a study. The latter has its own stone stairway going down to the courtyard.

The outbuilding

Spanning a surface area of approx. 87 m², this outbuilding stands at right angles to the main house. Constructed from quarry stone blocks under a slate roof, it was part of the original property and dates from the 16th century. It comprises a ground floor, with several rooms used for workshop, storage and cellar purposes (ceilings composed of small vaults and packed mud floors). The first floor is taken up by the bedroom and study included in the large, luxurious home. A stone stairway, between the cellar and a workshop, goes up to the study.

The parklands

The parklands are divided into several areas. Beyond the large paved courtyard, a boxwood garden was discovered, ten or so years ago, underneath the vegetation concealing it. Boxwood hedges delimit the promenades. It is said that one boxwood, now a tree, is four hundred years old. A path bordered by hedges winds its way upwards to a view point, copied from that of the Jardin-des-Plantes in Paris. A verdant, outdoor dining room has been imagined against a wall. Cleverly trained hornbeam form three sides and the roof. Gazebos and pergolas are dotted around. A path goes up to the land bordered by Caen plain. Initially a terrace, adorned with boxwood benches and delimited by a hedge of hornbeam, interspersed with lime trees, it is followed by a vegetable garden. And lastly, a little wood, spanning more than 4 ha, is composed of chequer, wild cherry, birch and conifer trees as well as other Austrian pine trees. Pathways are bordered by alder, lime and ash trees.

Our opinion

Taken separately, the qualities of this property are enticing, but mixed together they become a cocktail of stone and vegetation that is open and protected, simple and composite. The large, luxurious home is ingeniously sheltered by the stone wall of the old quarry. The vast, paved courtyard is well positioned. All the delights of the garden come gradually into view. Caen plain appears so distant and yet it is but a stone’s throw away. The impressive veranda deserves to be properly converted to perfect the rooms on the ground floor. Whilst everything in the outbuilding, from surface areas to openings and architectural features, is ready for a new vocation.
