Location

Five minutes from the centre of Agen, close to the motorway junction, an airport and the TGV station with several daily rail links to Toulouse, Bordeaux and Paris in three and a quarter hours, all amenities in the immediate vicinity, in the countryside and near the renowned tourist sites of the surrounding Lot-et-Garonne and Gers. The former hunting lodge and its outbuildings are set in a wooded park with centuries-old trees, protected from the hustle and bustle of the nearby city.
On both sides of the lodge, vast meadows provide a panoramic view and the feeling of being in the middle of a park of unlimited dimensions. The soft babbling of a waterfall is a clue that the Garonne flows below and borders the land.

Description

The property is accessed from a wide residential avenue via a discreet country lane shaded by tall trees. The first outbuildings appear one side of the driveway, at the end of which the loge can be made out, surrounded by a gravel terrace. A very old cedar stands in the centre of a lawned esplanade. Opposite the main house, on the other side, a second set of outbuildings comprises a guest house and a garage, among others. Between these two buildings, a gate leads to the swimming pool area, protected by a hedge.

The lodge

Built in the 18th century, it was transformed in the 19th century. Two wings were then added to allow for the characteristic layout of French aristocratic residences, i.e. the creation of service areas and the extension of the reception rooms. The original building in the centre is square in plan. It consists of a ground floor and a first floor. The facade is classical and elegant, typical of the bourgeois architecture of the time: with many openings, it features five high latticed windows with heavy shutters, topped by a straight lintel. Some parts of the dressed stone walls are still lime rendered. In the centre, a double glazed entrance door is topped by an arched window and a decorative stone lintel. Stone cornices emphasise the flat-tiled hip roof. The two wings on either side are on one level and have a gable roof with monk and nun tiles. The entire stone lodge is rendered with a plaster which shows the imprint of time. The living rooms open onto the back facade, on the north-east side. It echoes the front facade, except for the arched stone lintels and the large number of French windows on the ground floor, which provide easy access to the gravel esplanade stretching out to the meadow.


Ground floor
Beyond the double doors of the main entrance, a reception room features the start of a large wooden staircase. The cement tile floor, ornamental mirrors, mouldings and woodwork as well as a high ceiling date from the 18th century. This entrance serves all the rooms in the house. The grand reception room overlooks the park and also retains all the 18th century decorative features in perfect condition: original parquet flooring, double doors topped by delicately painted overmantels depicting rural and seasonal scenes, surrounded by fine mouldings. The carved white marble fireplace adorns the room with large openings. On either side of the sitting room, a spacious library with a fireplace in the north wing and a "petit salon” (small drawing room) with marble fireplace on the south side. Finally, in the extension, a bedroom and its shower room. The service entrance, toilets, cellar and staircase leading to the attic rooms, formerly allocated to servants, are centred around a small hallway accessed from the outside through a more discreet double door, but also from the main entrance to the house. In the south wing, adjoining the "petit salon", a dining room that could accommodate many guests was created when the building was extended in the 19th century. It opens directly onto a fully equipped kitchen and its larder, spaces fitted out in the 1980s to provide more modern comfort. The particularity of this level lies in the possibility of passing from one room to another through numerous doors, sometimes hidden, thus offering original circulation possibilities within this living space.
First floor
The staircase is illuminated by a skylight and the decorative sphere at the start of the banister forms a kind of focal point, an architectural signpost. The perfectly proportioned landing leads to three rooms with moulded wooden pediments above the doors. The floor of the first level is entirely old parquet. The comfortable master bedroom is very bright thanks to two high windows and is adorned with particularly delicate and high-quality detailing. The grey marble fireplace is topped by an ornamental mirror and the two carved cartouches above the doors depicting "Madame" and "Monsieur" are again eye-catching features. In the 1970s, a bathroom and a toilet were installed under the wing's sloping ceilings. This level features four further bedrooms with fireplaces, as well as another age-worn shower room and toilet, also created in the sloping ceiling of the opposite wing. An intermediate level is hidden behind a small door accessed from one end of the central corridor of the floor. Two small bedrooms and a bathroom with toilet, formerly used by servants, have their own staircase to the ground floor kitchen.
Attic
Two attic bedrooms have been fitted out. Two lofts.
Caretaker’s accommodation
The first complex was built on the north wing side, at the end of the driveway to the lodge. Built of stone and brick, the buildings are of modest height and frame a stone pool within a small courtyard surrounded by walls with acanthus bushes. In the corner of the park stands a modest dovecote which gives access to a large cellar under the house. The caretaker’s house comprises a living room, a small bedroom, a shower room and, on the first floor, another room with sloping ceilings. At the rear of this building, a barn, partly built of wood, serves as a woodshed. Refurbishment work is needed to give these places a specific purpose.
Guest house
On the other side of the lawn in front of the lodge is a second set of outbuildings, in a somewhat Norman style. Wooden friezes under the roof emphasise the stone and brick construction. These outbuildings comprise a garage and also a second house with a living room, kitchenette, shower room and, on the first floor, a bedroom. Finally, another building abuts this house, with a workshop on the ground floor and a games room on the first floor, fitted out under the roof beams.

Our opinion

The beautiful family home represents an ideal form of compromise between city life and a truly rural authenticity. So many preserved and elegant elements of character will undoubtedly generate the desire to restore the property to its former glory and lustre, so that it can rediscover the life it once knew. It exudes a sense of harmony and atmosphere conducive to rest. Far from the hustle and bustle of the city, yet all essential amenities are close by.
