Location
The property is located on the border of the Pays d'Auge and the Lieuvin in Normandy. The entrance to the A28 motorway to Paris (200 km) is 10 minutes away. The train station, 20 km away, allows you to reach the capital in 1h25. All major amenities and services can be found in Lisieux, which is also a 15 min drive from the property. It takes less than an hour to drive through the Pays d'Auge to the Côte Fleurie (Flower Coast). The first village with all the local shops and services can be reached in only two minutes.
Description
The farmhouse
It has two levels, one of which is under the roof, and consists of two parts. One is timber-framed on a rubble masonry foundation. The second, slightly out of line, is brick on a rubble masonry foundation. The walls of the first floor are rendered and the frames of the openings and the corner quoins are brick. The slate roofs are gabled.
Ground floor
The front door opens into a sitting room featuring a brick fireplace and the start of the wooden staircase. A hallway leads to the master bedroom in the brick part of the house and a toilet on one side, and to a small linen room and to the open kitchen in the large living room on the other. A corridor with large cupboards leads to the bedroom. This extensive room is paved with old terracotta tiles and lit by a glass door in the main wall and two windows. Two large built-in wall cupboards frame the bed. A door opens onto the shower room, a small bedroom and a toilet. In the timber-framed part of the farmhouse, the living room is large enough to contain the spacious open kitchen with a bar creating a separation on two sides. Beams and joists have been preserved. Light is provided by windows and two large double glass doors which open onto the front of the farmhouse and onto a patio to the side. On this level, the floor is paved with contemporary warm-coloured tiles.
First floor
This level has sloping ceilings. The staircase leads to a long corridor with three bedrooms on one side, one of which has a shower room, a bathroom and a toilet. A very large room separated in two by openwork lies on the other side. The bedrooms are lit by hip roof or wall dormers and roof windows. The decor is sober and elegant, sometimes trusses have been left exposed.
pavilion
It is connected to the farmhouse by a small brick building which houses a storage room and the boiler. The lodge is brick under a slate gable roof. It is lit by three windows and a glass door. It features one large room and can be heated by the wooden fireplace with brick hearth. A narrow wooden staircase climbs to a mezzanine under the roof. It could be lit by a high wall dormer. The old brick paving that borders the buildings is enclosed by a low stone wall. With two small wooden fences and flower beds, it resembles a patio.
Meadows
The grounds consist mainly of grasslands. They are partially bordered on one side by the river and on the other, at the back of the house, by a grove that climbs up one side of the valley.
Our opinion
The path to the entrance door is long, only friends and acquaintances will come to knock. Well protected from the prevailing winds by the slope of the valley at the back, the house is surrounded by its own "land". As for the neighbours, they only moo from time to time. In the house, it’s easy to move around and the living spaces are numerous and well defined. The small patio is charming and the lodge is full of promise for children. Spaces, nooks and crannies are present and waiting to be inhabited.
