This property stands in a particularly quiet and verdant setting, surrounded by wonderful houses and lush gardens, in the midst of Saint-Barnabé, one of Marseille’s most beautiful villagey districts.
It is just a 5-minute walk from the shops, a stone’s throw from public transport services and schools, 15 minutes by car from Saint-Charles train station and 30 minutes from Marseille-Provence airport and the nearest beaches.


This property can be accessed from the street via a vehicle gateway or a wicket gate. The main house, spanning more than 210 m², and its annexe buildings (more than 180 m² divided between a little house, a garage, a workshop and a basement) look out over a level, wooded garden. The house is partially surrounded by a tiled terrace which is bordered, in part, by balusters dating from the construction era of the house and, in part, by a more recent low stone wall. The slightly raised terrace has a view over the garden.

The main house

Constructed about a hundred years ago from dressed stone and rendered quarry stone blocks and later extended, this house reflects a discreet, plain and functional architectural style. The typically Mediterranean gable roof is covered with Roman tiles. Spanning an upstairs above the ground floor, with a semi-underground basement, the building facades feature wooden-framed, single-glazed windows.

Ground floor
The main door on the west side opens into an entrance hall, providing access, on the south side, to the reception rooms and, on the east side, to a kitchen, a pantry and a shower room as well as to two stairways, one going down to the basement and one going upstairs. Visitors passing from the lounge to the dining room, separated by a vast vestibule, can but notice the Art Nouveau style wooden doors taken from a mansion house that once belonged to the family, but no longer exists. The dining room is enhanced with a white marble fireplace, featuring a lion’s head decor, whilst the fireplace in the lounge is lined with brick. Copious amounts of light flood in through the large windows, some of which appear to have been reduced in size by the installation of remote-controlled shutters.
First floor
A stairway, with tiled steps and wooden nosing, goes up from the entrance hall to the first floor. Midway, a mezzanine study looks out over the garden via a window. Upstairs, the landing is extended by a corridor which gives access to five bedrooms of varying sizes, with views of the garden or the alleyway. Here, as on the ground floor, some of the wide windows have been reduced in size by the installation of remote-controlled shutters. A bathroom a shower room and a toilet complete this level. The concrete floors are laid with tiles or carpet.
A wooden stairway goes up to the attic space, a section of which could be converted into an additional room.
The cellars, running the full ground surface area of the building, are laid out under brick jack-arches. The current owners have preserved the old slatted shutters that enhance the house windows. The basement is divided into two large cellars and a few hall areas interconnecting them.

The outbuildings

An annexe building houses a 38 m² garage, a 23 m² workshop, currently used for making honey, and a little house, awaiting renovation, with a ground surface area of 20 m². The roofs are partly covered with flat tiles and partly with Roman tiles.

The garden

As in the countryside, shade and sunshine play their music through the branches belonging to plane, fig and olive trees as well as other Mediterranean species. It is easy to imagine large mealtime gatherings under their foliage, enhanced with the sound of cicada and the fragrance of pittosporum.
There is no shortage of space for creating other living areas in a garden which has the particularity of being level, a rare asset in this region.

Our opinion

The site of this property is prestigious: in a real haven of peace and a district, highly sought-after for the quality of its way of life. It is not by chance that the Saint-Barnabé district was once known as “Little Switzerland”. This house also offers a multitude of possibilities to satisfy everyone, whether residents wish to live here as a family and receive friends or accommodate a girl au pair in the little house, or whether they wish to have a self-contained study or even divide the house into two flats. The property is in need of some improvement works and the style of the house will let future owners choose between very classical or more modern architectural layouts.
When it is the season, they will not only enjoy picking olives from the garden, but also the excellent southern tradition of taking an afternoon nap under the plane trees.
