An original three-level studio apartment offering 67m² of floor area, on the
street Rue des Plantes in the French capital’s fourteenth arrondissement
Paris, PARIS paris 75014 FR

Location

This studio apartment is nestled on a calm road near the charming street Villa d’Alésia – a treasure of nineteenth-century architecture – in the heart of the delightful Petit-Montrouge neighbourhood of Paris. The district is more commonly referred to as Alésia. It is both lush and picturesque. As its name suggests, the Petit-Montrouge area of Paris was once part of the suburban town of Montrouge before being incorporated into the French capital in 1860. Many shops and restaurants make everyday life here pleasant and comfortable. There are also handy connections to public transport (bus lines, tramway, metro line 4) via which you can reach the square Place Denfert-Rochereau, the park Jardin du Luxembourg and the River Seine in just a few minutes. Montparnasse train station is only a fifteen-minute walk away. The Paris ring road and the Porte d’Orléans junction leading onto it are also conveniently close.

Description

The complex lies where a printing house once did. It is now a desirable Parisian haven. The workshops that make up this commonhold were built in an industrial style with glazed walls of large panes and exposed metal beams. You reach the apartment securely via two doors with an entry code system and an intercom. There is a caretaker on site. The commonhold’s outdoor entrance area is a lush, private path lined with trees. The studio apartment has three floors, including the ground floor. Its two uppermost floors are mezzanines. There is also a third upper floor: an intermediate level that connects to the top floor. Each floor is open-sided and keeps a link to the reception room. The whole apartment feels like a house: glazed panels in the roof and tall windows in the facade flood it with natural light. Wood strip flooring adorns the place.

The studio apartment

The studio apartment has three floors, including the ground floor. Its two uppermost floors are mezzanines. An additional intermediate floor, bathed in natural light and perched like a roof terrace, offers a space of 6m² that could serve as an office or a rest area.

The ground floor
The entrance door leads into a 22m² reception room, the dwelling’s main space, which includes a lounge and a dining area. Two rooms lie at the back: on one side, a 4m² bathroom with a lavatory; on the other side, a kitchen with two rows of units that face each other. A varnished oak staircase climbs up to the first floor.

The first floor
The first mezzanine floor is made up of a 14m² relaxation space that can be turned into a bedroom. It offers a series of tall in-built wall cupboards. A skylight adds to the brightness brought by the glazed roofing and facade.

The second floor
The second mezzanine floor offers a 12m² area filled with natural light from a dormer and the glazed facade. It includes many handy storage spaces built into the wall. This level currently serves as a bedroom.

The half-story
An intermediate level lies slightly below the second mezzanine floor. It offers a floor area of 4m². This space currently serves as an office, but it could be turned into a relaxation area.

Our opinion

This original gem tucked away in a leafy corner of Paris offers a novel layout. Its surprising design is almost theatrical and subtly blends simplicity with sophistication. An industrial style, open spaces and exposed construction components such as metal lattice girders recall stylish open-plan apartments. Glazed sliding doors and windows pair the bright exterior with the airy interior: lush vegetation outside mixes with indoor living spaces seamlessly. This delightful studio apartment reflects a relaxed, bohemian lifestyle – whether used as a main property or a second home.
