Location
In the Notre-Dame-des-Champs district of Paris’ 6th arrondissement, not far from Montparnasse and Rue-de-Vaugirard, the building’s immediate surroundings have everything that residents could hope for from a Parisian way of life: cinemas, restaurants, brasseries and theatres, not to mention numerous food shops and fashion boutiques. The nearby public transport network makes it easy to move around Paris, whilst the SNCF train lines of the neighbouring station provide direct links to the west and south-west regions of France.
Description
On the 4th floor reached via a lift, this flat opens into an entrance hall, with parquet flooring laid in a chessboard pattern, cupboards and wardrobes. It is installed with an alarm system.
Straight on, a south-facing lounge-dining room, also with parquet flooring, spans a floor surface area of more than 31 m². Numerous double-glazed windows, with electric shutters, line one wall, giving a view of the sky, the foliage in the avenue below and the distant buildings. An air-conditioning unit, connected to the building and installed at the entrance to the lounge, makes it possible to keep the entire flat cool, courtesy of the open-plan and communicating areas.
A south-facing, fully fitted kitchen, with floor tiles, extends this reception room. An ingenious curved opening, bordering a worksurface, provides the advantages of an open-plan kitchen whilst keeping the room separate.
The bedroom is on the left-hand side of the entrance hall. Lined with shelves and fitted with a wardrobe, it is illuminated via light filtered through the glass tile wall, separating it from the lounge. It, too, has parquet flooring.
A small hall area then leads to a separate toilet and a fully tiled shower room, with a corner shower cubicle, a vanity unit, with an illuminated mirror, and an electric socket for a washing machine.
The rules of the co-owned building allow residents to run a business from home.
The car parking space sold with the flat can be reached directly via the lift, using a security key. Located on the first basement level, it is easy to access via a gentle slope and wide turning spaces.
A cellar also comes with this flat.
Our opinion
One of the French capital’s liveliest districts where everything is within walking distance which will appeal to night owls and culture enthusiasts; a building with first-class facilities; a flat in pristine condition with the possibility of being able to work from home; a personal car parking space. This bright, airy flat, with its light-coloured hues, is easy to live in, its soberness enabling new owners to add their own individual style. It, therefore, has everything for residents to take full advantage of the thousand and one delights of the French capital.
