Description

The 1936 building complex reflects the architectural codes of the Art-Deco period. Brick has been used extensively to create a striking contrast on the facade, combining different colours and patterns. Once through the large wrought-iron gate and the inner courtyard of the residence, the entrance door of the building serves the main staircase and the lift, both of which lead to the seventh and top floors. This is where the duplex flat of almost 83 m² (80 m² by Carrez law) with its 8 m² balcony is located.
Behind the entrance door, the small hallway leads to a large reception room combining the living room, dining room and library. Two large double French windows open onto the large balcony, facing south-east, which overlooks the roofs of Paris. The living room is extended by the open kitchen. Set at right angles, the tiled, fitted kitchen is well-appointed and benefits from natural light pouring through a window. In the rear kitchen, the well-insulated laundry room. Further on, a first bedroom adjoins a shower room. At the end, the spiral staircase without risers lets the light in and leads to the upper level. This comprises a large bedroom with a walk-in closet and the bathroom with bathtub and double washbasin. Three windows provide a generous amount of light and an unobstructed view of the Eiffel Tower. There is a cellar in the basement.

Our opinion

Just a stone's throw from the Étoile and the Champs-Élysées, the flat is ideal for living exclusive, bourgeois Paris to the full. Undisturbed, in an affluent neighbourhood and with the skies of Paris as its only neighbours, this is a particularly attractive location. The flat is both close to the Bois de Boulogne and to transport links, making it possible to move from east to west and to benefit from the green lung of the city. Special attention has been paid to the renovation of the premises, using high quality materials and optimising space. Its intelligent layout allows for easy movement and optimisation of the living spaces. With its elegant style, modern kitchen and double living room open to the outdoors, this is a typical Parisian property devoid of any false notes.
