A bright renovated 66 m² flat
in a quiet location on Rue Sainte-Croix de la Bretonnerie
Paris, PARIS paris 75004 FR

Location

In the Saint-Gervais quarter, the nerve centre of the Marais, forming one of the oldest districts of the Right Bank. Certain streets date back to the 13th century. At that time, the district comprised a few scattered houses and some priories, of which almost no trace remains today, only visible to the trained eye. From the 16th century onwards, as a result of extensive urbanisation, small townhouses appeared here and there. To this day, their architectural appeal remains unchanged. The town hall is nearby, as well as the BHV department store, numerous restaurants, fashionable shops and nightlife and entertainment spots. The closest metro stations are Hôtel-de-Ville and Rambuteau (lines 1 and 11).

Description

In an undisturbed location on rue Sainte-Croix de la Bretonnerie, close to the BHV department store, designer boutiques and restaurants, the flat extends over a floor area of 66 m² on the third and penultimate floor of a commonhold building in perfect condition. Undisturbed and without any vis-à-vis, it enjoys abundant light. The entrance forms a corridor leading to the main room of more than 40 m². Under exposed ceiling joists, the space is divided between the living room, the dining room and the fully equipped open kitchen. Generous light pours in through three windows, bringing out the straight strip parquet flooring and the fireplace. The bedroom also features parquet flooring. It has a closet, an en-suite bathroom with tub, double washbasin and a window. The separate lavatory is located in the entrance corridor.

The building

The residence was built in the 17th century on a street that goes back to the 13th century, when the Marais district was urbanised. The recently cleaned sober facade has irregular windows. Indoors, the building was extensively remodelled in the 19th century, in particular the spiral staircase. The entrance hall has retained its original flagstones. More recently, the communal areas have been renovated, and a keycode entry system, an additional door and an intercom system have been installed to protect access to the premises.

The flat

On the third and penultimate floor of the building, the 66 m² flat enjoys an east-west aspect, ensuring optimal sunlight. Light pours into the rooms through paned windows protected by period wrought iron railings. The entrance door leads into a small corridor serving the main living area of more than 40 m². This is divided into three complementary areas: the sitting room with its fireplace, the dining room and the completely open-plan kitchen. The entire space has a recent parquet floor with wide straight strips that can also be found in the bedroom. The 17th century ceiling is enhanced by long exposed joists. The bedroom adjoins a closet and the en-suite bathroom includes a tub, a double basin and a large window. The lavatory is located next to the entrance.

Our opinion

In one of the most popular areas of the capital, ideal to enjoy a stroll along the pages of history carved in stone, to sit at the café terraces and to wander through the pop-up galleries, the flat enjoys a cleverly strategic position. In this bustling Marais, where life is vibrant day and night, the flat is the ideal pied-à-terre for anyone who would like to make it their own. Totally peaceful, it offers a large room for entertaining and a comfortable bedroom, in a decor that mixes old and new.
