To the south of the Montmartre hill, between the shopping streets of Abbesses and Lepic, this small co-ownership property built in 2017 is located at the end of a quiet cul-de-sac. The neighbourhood features many stairways and cobbled streets, away from the tourist areas but close to theatres and cultural venues. It has attracted painters, musicians and actors for over a century. Several schools are nearby. The district is well-connected: the metro stations Blanche (line 2) and Abbesses (line 12) are only a short walk away and provide quick access to the heart of Paris.


The flat is accessed via a private passageway of almost 10 m² which leads to the living areas and the roof terrace. The entrance offers a large cloakroom and first serves the bedroom, with a glass door opening onto the east-facing passageway. The room features a closet and has a sober and functional aesthetic.
Opposite the front door, the reception area comprises the dining room and the open, equipped kitchen. The kitchen is made of high-quality materials, with built-in oak furniture and a Belgian bluestone worktop. The apartment has three triple-glazed glass doors leading to the second terrace of the flat with a surface area of 11 m² and facing west. Right next to the main room, the small drawing room can be used as a spare bedroom once it has been closed off by an ingenious system of shutters. Further on, there is a bathroom with toilet and laundry area, and a shower room.
Above the flat, accessible from the passageway, the roof terrace extends over an area of 42 m² and offers an unobstructed view of the capital. A cellar and an optional parking place in the basement of the building complete the property.

The building

The building meets the HQE (High Quality Environmental standard), a standard for green building in France. It was delivered in 2017 and is covered by a ten-year insurance policy until 2027. A wooden structure was created around a central concrete axis, to build twenty-eight dwellings with facades skilfully blending wood, metal and glass. The two gas boilers are coupled with solar energy to provide heating and hot water in the building.

The private passageway

On the second and top floor, accessed by lift, the entrance door opens onto the private 9.80 m² passageway. It faces east and offers a view of Montmartre. The passageway could be enclosed in glass to create a real winter garden and enjoy the sun on the coldest mornings of the year. It leads to the roof terrace and the flat. The bedroom has a glass door that allows direct access.

The flat

Once you have crossed the doorstep, the entrance with storage space leads to the bedroom with parquet flooring and sufficient space for a bed and wardrobe, and to the shower room with shower, sink and toilet. Opposite, the view behind the large picture window in the living room immediately catches the eye. Following the shower room, a bathroom with a large sink, bathtub, toilet and a laundry area.

The living area

The living area of 40 m² features oak parquet flooring throughout and includes the sitting room, the dining room and the kitchen. Each part is extended by a glass door that frames the 11m² west-facing terrace, thus flooding the living spaces with light. The kitchen, designed by Xavie'Z, is fully equipped (fridge, freezer, dishwasher, induction hob) and offers plenty of storage space. The furniture is made of solid oak, the worktop is Belgian blue stone. The opposite living room can be used as an extra bedroom. An interior shutter system and a retractable door allow the creation of a second room, if required.

Our opinion

In a picturesque and fascinating district of the capital, the flat is hidden at the end of a discreet cul-de-sac and at the top of a wood and metal structure, resembling the bow of a ship. With its multiple openings, it offers its extensive contemporary volumes to the ever present light. Those with a taste for freedom can go about their business without fear of a lack of privacy and take refuge in the various corners of the terraces. These could be turned into a vegetable plot or a winter garden to host al fresco meals with friends or family in the summer.
