An 88 m² flat and its private courtyard,
just a stone’s throw from Buttes-Chaumont Park
Paris, PARIS paris 75019 FR

Perfectly located just 300 metres from Buttes-Chaumont Park, one of the French capital’s open spaces, with no less than 25 hectares of gardens, including a lake and a waterfall. Its viewpoints, its suspended bridge and its height make this park one of the most original and pleasant in the city.
Paris’ 19th arrondissement is now a sought-after area of the French capital. Once farming land, the area has long been occupied by large industries and cinema studios. Nowadays, this eclectic arrondissement has a rich cultural life courtesy of numerous concert halls and theatres, the French National Conservatory of Music and Dance and the City of Science and Industry. Similarly, the district has no shortage of sports facilities, nurseries and schools as well as much-appreciated bars and restaurants such as “Rosa Bonheur”, “Le Pavillon Puebla” and “La Rotonde”.
This flat is to be found just a few metres from Rue-de-Belleville, its good-value restaurants and its excellent shops. The listed, neo-gothic Jean-Baptiste-de-Belleville church, constructed between 1854 and 1859, looks down on the district. This flat is but two minutes’ walk from Place-des-Fêtes underground station (lines 7B and 11), making it possible to reach the centre of the French capital in about 15 minutes.

This quiet, 88 m² flat, away from the noise of the street, can be reached via a building and a courtyard. The co-owned family property is managed by a volunteer co-owners’ association and the fees are perfectly controlled.
This home is preceded by a private courtyard, laid out behind the gateway. It leads directly to the front door of the flat, the simple and efficient layout of which makes optimal use of all the space. Visitors are immediately led to a tiled kitchen, opening on to a living room. Spanning a surface area of 43 m², the latter comprises a dining room and a lounge area. Good quality, solid wood parquet flooring is laid throughout. A single step goes up to a corridor, leading first of all to a toilet and a laundry room, the first bedroom, spanning approx. 12 m² and its private shower room, with a walk-in shower. At the end are a second bedroom, spanning approx. 14 m² and its bathroom. Both bedrooms also have their own dressing room. Two cellars complete this flat.
All the rooms are lined with wide picture windows, atrium and ordinary windows, making them bright and luminous.

Our opinion

A district abounding in narrow verdant streets, unusual places, concert halls, theatres and little-known addresses kept secret, it is much-appreciated by artists and free-spirits as it has all the assets and convivial spots that give Parisian life its very special zest. In a quiet, little co-owned property, behind protective vegetation, this reasonably-sized flat resembles a little house with its courtyard, ideal for taking meals outside when the weather is good. Its modern, bright rooms are easy to move around. In short, this pastoral setting, full of charm, in a multi-coloured neighbourhood will appeal to those wishing to be carried along by Parisian energy.
