In the south-west of the 15th arrondissement, the flat is located in the Javel district, nestled in the bends of the Seine. Until the 16th century, the place was known for its small harbour, its windmill and its Guinguette cabaret. Since then, the green plains have given way to large modern buildings and numerous shops where Parisians go shopping at the weekend. The flat is ideally located in a quiet street near the Boucicaut metro station (line 8), only 400 metres from the André-Citroën park with its 14 hectares of greenery and the secondary school with the same name.


In the 15th arrondissement, near the rue de la Convention, the 127 m² duplex flat occupies the top two floors of an early 20th century brick building, accessed by lift. The entrance leads to the hallway with a wardrobe and to the large fully equipped fitted kitchen. It opens directly onto the conservatory, which is extended by a terrace of almost 10 m². On the opposite side, a door leads to the large living-dining room under its long glass roof.
A comfortable internal spiral staircase leads to the lower level where there are three bedrooms, two closets, a study, a large bathroom with bathtub and a separate toilet. The flat has recently been refurbished: the windows are double-glazed, the skylights are fitted with UV filters and the flooring is straight strip parquet in perfect condition. A conversion could be considered to create an independent area on the lower floor.

The building

The building was constructed in 1900, in the middle of the Belle Époque, in a classical architectural style. Its lines already predicted the Art-Deco style that was to become all the rage a few years later. The high brick facade and the common areas have recently been renovated. The entrance area is protected by a code lock and VigiK badges. A caretaker is also in charge of the maintenance of the building.

The flat

With a living area of 127 m², it extends over the entire fifth and sixth floors of the building. The entrance is on the upper level, which is dedicated to the living areas. Once past the doorstep, the space is divided between a wardrobe and a guest toilet. The hallway, with its cupboards, leads directly to the fitted and equipped kitchen, with plenty of storage space. The kitchen is large enough to enjoy meals in the light of the glass roof, which has been treated with UV protection to keep it cool. Adjacent to the kitchen, the conservatory leads to the 9.5 m² terrace with high-resistance wood slat flooring, an ideal place for dining in fine weather, growing a few herbs or ornamental plants. The long living-dining room has an unparalleled exposure, thanks to the huge glass roof and windows on either side of the room. Again, the openings are adapted to regulate light radiation. The wide spiral staircase leads down to the lower level on the fifth floor. The space is divided between a study and three rooms with parquet floors. Further on follow the laundry room and two bathrooms with shower and bathtub, sink, toilet and cupboards. The ultramarine blue gives a modern touch to this area.

Our opinion

Sunlight and tranquillity, the winning combination to enjoy and relax. The shape of the property almost resembles the bow of a ship, and during the renovation, the owners made the bold choice to set up the living rooms on the upper level to favour luminosity and a feeling of space. Whether from the conservatory or the living room under its glass roof, the view of the sky and the roofs of Paris presents a scene that is unusual in the heart of the metropolis: calm, clouds, stars and birdsong.
