on the piano nobile of a mansion, a 190 m² duplex with a terrace overlooking the garden
In the elegant and leafy 16th arrondissement of Paris, Chaillot is the district that was most significantly transformed by the urban town planning measures of the Second Empire. Rich dressed stone buildings and mansions were built to house wealthy families. Today, the district remains essentially residential, very popular with the diplomatic corps and home to many financial companies. Luxury brands, smart restaurants and elegant brasseries have naturally taken up their quarters at the foot of the buildings on these wide tree-lined avenues. Good quality food shops can also be found nearby. The whole area is remarkably well served by public transport (bus, metro, RER), with access to train stations and airports via Place de l'Etoile or Porte Maillot.
On the first floor, a double door to the entrance of the flat is located on a wide landing covered with cabochon stone. Designed over two levels, the first floor of the duplex is built around a pleasant living room of almost 50 m², extended by a vast terrace of 40 m². Of perfect proportions and overlooking the garden, it allows you to take full advantage of the afternoon sun. Opposite the landing, on the street side, a hallway with a guest toilet leads to the streamlined kitchen, entirely decorated in white resin, tastefully arranged and well equipped. The volume of the room - with a ceiling height of more than 5 metres - is magnified by a picture window overlooking the street below. Through a sliding door, the room opens directly on to the dining room, offering the same height.
On the upper level, opposite the staircase, there is a separate toilet with washbasin and a shower room. On the garden side are two bedrooms, one of which adjoins a shower room. On the street side, two additional rooms with glass facades could be used as home offices, wardrobes or libraries. Two parking spaces and a storage room complete the property.
To live in the west of Paris, opposite the Bois de Boulogne, between the upmarket residences and the buildings that bear witness to the history of France, is synonymous with a certain art of living, mixed with gentle simplicity and serene tranquillity. Good schools and shops are within walking distance. Roads and transport links allow you to escape to the Normandy countryside or to airports and the ends of the earth. Like its setting, without any pretension, the mansion flat was designed to facilitate the life of its occupants: from its ample volumes to its judicious distribution, from its brightness to its vast outdoor space. In the calm of the garden and bathed in sunlight during the warmest hours of the day, the terrace will undoubtedly be the place for friendly get-togethers and unwinding par excellence.
