A restored, 155 m² family flat of high standing, ideal for mixed purposes,
in the Madeleine district of Paris’ 8th arrondissement
Paris, PARIS paris 75008 FR

This flat is in an elegant and lively sector of Paris’ 8th arrondissement known as the “Carré de la Madeleine”, or the Madeleine district, between Place-de-la-Madeleine and Rue-des-Mathurins. This street, created in 1839, is lined with buildings from the Restoration and Louis-Philippe periods. Rue-Castellane has all daily food shops as well as delightful cafe terraces, not far from the shops on Boulevard-de-la-Madeleine. Place-de-la-Concorde and the Seine embankments lead to the Left-Bank in just a few minutes or to the outskirts of the city. Concorde and Madeleine underground stations (lines 1, 8, 12 and 14) as well as the renowned Condorcet and Fénelon sixth form colleges are nearby.

The elegant layout of the facade, featuring windows protected by slatted shutters and crowned with cornices, dates from the Louis-Philippe era (around 1840). The restored entrance porchway, decorated with moulding and pilasters, provides access to a sandstone-paved courtyard. This 155 m² flat, with its moulded ceilings and their friezes and its herringbone pattern, oak wood parquet flooring, is laid out in the peace and quiet of the third floor, reached via a lift. It could easily be used by a professional seeking to work from home. Recent restoration works have preserved the original classical decors, enhanced by spacious rooms, modern installations and its east-west aspect.
The entrance gallery, embellished with a vast bookshelf unit, leads, first of all, to a 27 m² reception lounge, with a fireplace and a 3 m high ceiling, followed by a study. Both rooms are illuminated via tall windows overlooking the street. Further on, a small corridor gives access to the main bedroom. At the other end, a central partition separates a 21 m² dining room from a spacious, modern kitchen, with its central unit. Following on, a second bedroom has its own shower room and dressing room, near to a laundry room. A third bedroom is a possibility. This flat also comes with a 19 m² cellar and car parking spaces can be rented near to La-Madeleine.

A family flat of high standing

This elegant, fully restored, 155 m² flat still has all of its stately features. Dating from the first half of the 19th century, they have since been blended with a modernist style. Under ceilings more than 3 metres high, bookshelf units and display alcoves embellish the white walls, whilst the ceilings are lined with moulding, abundantly sculpted with ova, acanthus leaves and trimming. Herringbone pattern, oak wood parquet flooring extends throughout the entire flat.
The entrance gallery and its long bookshelf unit give access to the various rooms. A spacious, convivial lounge, with its modern bronze fireplace, is ideal not only for receiving guests, but also for meditating, with its ladies’ sitting room and its 17 m² reading room. Tall windows, enhanced with gilt bronze casement bolts and slatted shutters, illuminate each room. The corridor then leads to the main bedroom, overlooking the inner courtyard. On either side of this room, flanking the sleeping area, are a dressing room and a large shower room, lined with oak wood and paved with stoneware tiles.
Then, at the other end, a 21 m² dining room precedes a large kitchen, with an eating area and a central unit, the black granite of which harmoniously contrasts with the oak wood parquet flooring and the white walls. This flat also comprises a second bedroom, with its own shower room, as well as a laundry room. A third bedroom is a possibility.

Our opinion

This lively neighbourhood still bears the mark of the aristocratic elegance of the July Monarchy, completely different from the Haussmannian districts, for which Paris is also renowned. Set in this up-market area, this flat has been meticulously restored, with space maximised to the full. The refined, distinguished lines are gracefully intermingled with classical and opulent moulding. This is an ideal flat for a family seeking a certain quality of life. It would also be well-suited to a professional seeking to work from home.
