In the midst of the Marais district and Paris' 4th arrondissement,
a 90 m² flat in an 18th century building
Paris, PARIS paris 75004 FR

Right in the centre of the Marais, between the Saint-Paul and Hôtel-de-Ville stations (Metro lines 1 and 11), the flat is located in a small, winding shopping street lined with 18th century buildings. The area is full of traditional and popular restaurants and many fashion brands showcase their clothes here. The district boasts some of the most beautiful private mansions of the early modern period as well as several cultural establishments, such as the Picasso and Carnavalet museums. Here and there, small planted areas are located between the historic residences, such as the Jardin des Rosiers or the Clos des Blancs-Manteaux. Several prestigious schools are just around the corner.

In a sought-after street in the midst of the Marais district, this flat is in an 18th century building. It comprises a 26 m² living room, a large, separate kitchen with an eating area, two bedrooms and a 17 m² study, a bathroom and a separate toilet. This flat has 3.15 m high ceilings and several old decorative features such as cornices, semi-circular arches and wrought iron railings. A large, vaulted cellar, with a packed mud floor, is also part of the property. The communal areas are delightful courtesy of their recent, excellent sober renovation.

The building

Originally, Philippe de Champaigne, a classical painter of the 17th century, had his residence here, which was razed to the ground and replaced by a dressed stone tenement built in a classical style in the 18th century. The building abuts a small inner courtyard with paving stones and a wooden staircase with a wrought iron banister.

The flat

Located on the second floor, accessed by stairs, it spans 90 m². The entrance leads immediately to a large tiled kitchen, fitted and equipped with a dining area and worktop. In a corner, a semi-circular arch forms a cavity, ideal for a small larder. Opposite, on the street side, the living and dining rooms feature 3.15 m high ceilings with cornices and recent parquet floors with thick straight boards. The two rooms are each lit by two large double windows with acoustic glazing and wrought iron railings. Further on follow a large bedroom/study and a separate toilet. On the courtyard side, there are currently two bedrooms could be made into one large bedroom, a floor-to-ceiling tiled bathroom with a bath and enough space to install a washing machine and dryer. A vaulted cellar in the basement completes the property.

Our opinion

In one of the most popular areas of the capital, where it is good to stroll along the pages of history carved in stone, to sit at the terraces of the most avant-garde cafés and to wander through pop-up galleries, the flat enjoys a cleverly strategic position. It is just a few steps away from the marvels of the Picasso Museum or the National Archives on one side, and the hustle and bustle of Parisian nightlife on the other. The flat reflects this environment, which is both steeped in the past and definitely oriented towards the future. It has volumes from another century, large and luminous, while meeting all the requirements of modern comfort between its bathroom with contemporary lines and the natural modularity of the rooms.
