Location

This property is near to a village with a few shops and 10 minutes from the town of Saumur, its market, its amenities and its cultural centres. It is also 10 minutes away from Saumur train station, with 30-minute links to the towns of Angers and Tours and 1½-hour links by TGV train to Paris. Slip roads for the A85 motorway are less than 10 minutes away.

Description

The main entrance gates are reached via a little country lane. A driveway leads to a parking area. The latter opens on to a courtyard which provides access to the main house as well as to the outbuildings, the stables and the barn. Also in the courtyard, a heated infinity swimming pool and a pond in a verdant setting. The courtyard can also be reached via another back road, behind the main house, where the garden and the terrace are extended by the riding arena and the paddocks. The arm of a river borders the property.

The main house

This house was constructed from freestone in the 19th century. A long, traditional farmhouse, it comprises a ground floor and an upstairs, created from converted attic space. The gable, slate roofs feature facade roof dormers. The house looks out, on one side, over the courtyard with its swimming pool and, on the other, on to the terrace and a vast garden. The arched openings on the rear facade have freestone surrounds. This house has been fully renovated.


Ground floor
This house is entered either via the kitchen, or via one of the two lounges. Fitted with a central unit and an old bread oven, the kitchen provides access to the garden and the terrace. Two lounges, on either side of the kitchen, have French ceilings and, in the one spanning a surface area of more than 100 m², a sober freestone fireplace. At the end of the first lounge are a toilet and a spiral, steel stairway going up to the first floor. The second lounge communicates with a hall area comprising a toilet, storage areas and a study-workshop, opening on to both the courtyard and the garden. An open, wooden stairway also goes up to the first floor.
First floor
The wooden stairway goes up to a landing room, featuring the exposed beams of the roofing framework and a high ridge. This room provides access, on one side, to two bedrooms, one of which has a wardrobe as well as a shower room and, on the other, to a corridor leading to four bedrooms, two shower rooms, a bathroom and a separate toilet.
This level has parquet flooring throughout.

The outbuildings

Three outbuildings flank the courtyard. A stable with two fitted horse loose boxes and a boiler room area, adjoining the main house; a first building with a barn and an old annex house, spanning two levels; a second, single-storey building set at right angles, with rooms awaiting conversion, including one with a fireplace and a room housing the pool machinery. A well, with a water pump in good working order, adjoins the second building. All the outbuildings are covered with slate roofs.

Our opinion

With the river flowing past the property boundary, these premises are extremely pastoral. The surrounding countryside is pleasant and the river Loire, with its royal chateaux and its delightful villages, nearby. Also nearby are the town and all of its amenities. With its vast indoor spaces and its swimming pool, the property is also very comfortable. And lastly, set in the land of the famous Cadre-Noir (French National Riding School), it naturally has all the facilities required for practicing equestrian sports. Hence, a wide range of projects could be envisaged here.
