In the Centre-Val-de-Loire region, just under 3 hours from Paris via the A10 motorway and 30 minutes from Tours, with its TGV train station providing 55-minute TGV train links to the French capital. This property stands in a setting composed of woods and plains, just a short distance from several little towns with shops and amenities.

Description

This south-facing house looks out over slightly undulating countryside. The main entrance along a little lane, bordering the property, comprises wrought iron gates that open into predominantly wooded parklands. Gravel pathways wind their way to the building. A few steps go up to the entrance to the house.

The house

This house, constructed in 1967 from brick and freestone, comprises a main, rectangular building, adjoined by a building with a five-sided projection. Its roofs are covered with flat tiles. The main facade features a central elevation and numerous windows. A few steps lead from the garden to a wide porch, followed by a terrace. The house spans three levels, including a full basement. Two roof dormers enhance the roof.


Ground floor
The vestibule, with polished travertine stone floor tiles, gives access to all the rooms on this level. A large, single-flight, quarter-turning stairway, made of polished travertine stone with wrought iron railings, goes upstairs. The vestibule leads, on one side, to a vast living room, with a freestone fireplace and polished travertine stone floor tiles. On the other, a corridor leads to four bedrooms. Two bedrooms, with two shower rooms and toilets, face two bedrooms, with parquet flooring, one of which has a bathroom and toilet, whilst the other has a shower room and toilet. Facing the entrance door, the vestibule provides access to a kitchen, with terracotta floor tiles, and a shower room, with a toilet. A door in the kitchen opens on to a flight of steps going down to the garden and the entrance to the basement.
First floor
The mezzanine landing provides access to a corridor leading to the main bedroom, with parquet flooring, a little lounge and a shower room, with a toilet. A bedroom, with parquet flooring, a shower room, with a toilet, and a suite, laid out on two levels comprising a small lounge, with parquet flooring, a shower room, with a toilet and a bedroom. On the other side of the corridor is an area awaiting conversion that spans almost 120 m².
Basement
This full, semi-underground basement comprises a laundry room, a boiler room, a cellar, a workshop, numerous storage areas, a spa bath, a sauna, four showers, two toilets and a garage.

The swimming pool

This 10x5 m, swimming pool is near to the house. Heated via a heat pump, it has a new liner.

The parklands

These enclosed parklands span almost 1.4 ha of continuous land. Landscaped, they are planted with rare species, some over a hundred years old, including Lebanon cedar, Atlas cedar, maple, lime, acacia and yew trees. They are crossed with pathways and extended by a vast wooded section. A vault, a wooden shed and a well complete these parklands.

Our opinion

Immaculately kept with their copses, their centuries-old trees and their stretches of greenery, these landscape parklands form the setting for this bright, spacious house. The architecture, steeped in character, is enhanced here. Undoubtedly a special place, just 30 minutes from Tours, whilst near to shops and main roads.
