Location

Beyond the urban and commercial outskirts of the town of Périgueux, county town of the Dordogne, extends a mixed landscape, where residential districts adjoin woods and cultivated fields. Shopping centres are as close as walking trails. The A89 motorway, just 10 km away, provides access to Bordeaux in just 1½ hours and Brive in an hour. The town centre of Périgueux can be reached in less than 15 minutes and the hospital in less than 10 minutes. The nearest airports are in Brive, Bergerac and Bordeaux.

Description

A long, dirt track crosses the woods to a clearing. A large, luxurious home, typical of the late 19th century, and a multi-purpose farm building are set out around a well. Trees, hundreds of years old, provide shade for a south-facing terrace and a garden continues beyond a swimming pool. This property is protected from a road on a lower level and a housing estate to the north by various species of tall trees.

The large, luxurious home

This rectangular house is laid out over two levels under an attic floor which could be converted, each level spanning 100 m². It is topped with a hip, slate roof, with a zinc ridge frieze, decorated with fleur-de-lis and a weathervane at each end. Apart from the north facade, the building features numerous original, single-glazed openings, protected by solid and slatted wooden shutters.


Ground floor
The entrance door, topped with a canopy, and a back door open on to a long, tiled corridor which provides access to all the reception rooms. It houses the wooden stairway, going all the way up to the attic floor, a separate toilet and a cupboard. The rustic kitchen, of a good size, is enhanced with a brick fireplace. The dining room, reached via the kitchen and the corridor, has a brick fireplace, clad with finely carved wood. The walls are painted and panelled, under a ceiling of a comfortable height. The adjoining lounge is bright courtesy of its south-facing French window and a window in the gable wall. Its ceiling is high and moulded; its fireplace made of white marble.
First floor
The landing also acts as a corridor, providing access to each of the four bedrooms and a communal shower room, with a toilet. Only the main bedroom has its own bathroom, with a toilet. All the bedrooms have high ceilings and firwood parquet flooring. The windows look out over the garden, with a view stretching as far as the horizon.
Attic
The central stairway continues up to the attic space, divided into four separate rooms, each with a shed roof dormer. The landing gives access to two doors: one room running the full width of the building and a vast hall area, leading in turn to another two rooms awaiting renovation.

The farm building

This was once the old estate farm. Constructed of stone, under attic space with a gable roof, it is divided into several sections.


Cottage
A dwelling comprising four rooms including a kitchen, a living room, a bedroom, a shower room, with a toilet, and a storage area.
Barn
This area is used as a workshop and a boiler room. Adjoining its gable wall is a farm shed once used for storing hay.
Shelter carts
This is a vast lean-to, fitted with a toilet, for parking farm and horse-drawn vehicles.

Our opinion

This old estate offers residents the chance to live protected in shady parklands, just a stone’s throw from an economic, commercial and cultural centre. The long, dirt track triggers the start of the relaxing process, to which can be added the delights of the swimming pool and the numerous pathways inside the very boundaries of the property. The vast outbuilding, divided into a dwelling and old farm buildings makes it possible for new owners to envisage numerous projects and potential conversions.
