Less than an hour from Périgueux and the A89 motorway, 1½ hours from Bergerac (international airport) and Angoulême (TGV train station) and about an hour from Limoges. In the undulating Green Périgord area, criss-crossed by a multitude of rivers. Peaceful countryside and exhilarating landscapes ideal for walking. This property is set in a remote village, just a few valleys from Thiviers and Excideuil, small medieval towns along the Way of St James, dynamic villages with all amenities and a weekly market, the notoriety of which always draws a crowd.


This property, with several entrances and as many terraced areas, stands on sloping land dominating the plain, with the upper section of the land adjoining a church. On its west side, an enclosed, flower-filled garden, facing the village, separates the wicket gate from the main entrance door. On either side of the building, a door on the north side and a flight of steps on the south side enable residents to go around it. Wide, wrought iron gates open off the road on to the main terraced area, housing a farm outbuilding and a farm shed now used as a garage. Below the retaining wall extends a garden, adjoining a lake, with its carp, roach and tench, as well as meadows laid out in a semi-circle. A copse of oak trees, on the plot running alongside the road, extends a walnut grove that produces some forty litres of walnut oil every year.
The garden can be enjoyed courtesy of its many blooms: Mexican orange, roses, flowering pomegranate, catalpa, paulownia, magnolia, oleander, camelia, cyclamen, lilac and many other species.
A very old parish fountain devoted to “Saint-Hilaire” was dug under the main terraced area. In a vaulted gallery, it welcomed the pilgrims who could leave offerings in its alcoves. Well-built, it can be reached all on a level as well as via a stairway, the worn steps of which bear witness to its fame.

The large, luxurious home

Reconstructed on the ruins of an old castle, this quadrilateral house is built over a basement and flanked by a stairway tower leading to four floors: the garden level, the ground floor with its two entrances via the lounge and the gallery, the floor given over to accommodation and an attic awaiting conversion. Its two outside doors are carved with Renaissance motifs and its thick walls contain numerous cupboards. Its candlesnuffer, slate roof is topped with a weathervane matching the cross of the church. The extension that houses the kitchen, as well as the gallery and the veranda are covered with zinc, whilst the four slopes of the roof are covered with flat tiles.

Ground floor
Since the construction of new partition walls, this level is divided into three main rooms: a lounge-dining room and two bedrooms accessed via the main entrance hall. The floors are laid with parquet flooring and the walls feature exposed stone or are plastered and wallpapered. In the extension, the kitchen, following on from the lounge, opens on to the west terrace. It has a scullery and a wood-burning stove, set in a large fireplace. The wooden gallery, decorated with a frieze, connects the stairway tower and the lounge to the hanging veranda.
First floor
Behind an old wooden door in the tower, a long, wallpapered corridor provides access to three large bedrooms, a bathroom and a toilet. Fanlights above the doors let morning light into the bedrooms.
The attic space is not insulated and the layout of the trusses in the roofing framework is such that it would be possible to convert the full length of this area.
This level resembles more a basement than a cellar. Very sound, it comprises two consecutive rooms, with thick walls. Its two doors make it very easy to access. It houses an oil-fired boiler, installed near to a 2,500-litre oil tank.

The outbuildings

Farmhouse building
The oldest outbuilding is a stone farm building with a very steep roof and containing pigsties, cowsheds, a barn, rabbit hutches in an old tower and a vast upstairs attic.
Open barn
Recently constructed, this brick and breeze block farm shed stands on stone foundations and is divided into three sections. A lock-up garage is laid out under a vast open area and a woodshed can be reached from the west side.

Our opinion

The current building was reconstructed after 1878 on the ruins of the old town castle, of which only the tower and certain retaining walls remain. It features a harmonious blend of robust, defensive architecture with that of the 19th century, reflecting the home comforts and the aesthetics of the time. The gallery and the wooden veranda make it possible in all seasons for residents to appreciate the sunrise, whilst looking out over the entire 4-ha estate, with an unobstructed view stretching to the horizon. The outbuildings, the untenanted meadows and the lake are all assets ideal for miscellaneous projects.
