Location

Marseille has several highly sought-after districts. Saint-Barnabé, much appreciated for its pleasant way of life and its village air, is one of them.
This property is a 10-minute walk from the underground as well as the shops and a 10-minute drive from Saint-Charles train station or Marseille town centre, whilst the airport is 35 minutes away. Furthermore, it is but a stone’s throw from the heart of Saint-Barnabé and its village life.
Slip roads on to the motorway leading to Aix-en-Provence or Toulon are 6 minutes away.
The École-Lacordaire and École-Chevreul schools are just 8 minutes away by car.

Description

The house

A long-sloped, gable roof, covered with interlocking tiles, gives this 1950’s house, constructed all on one level, an appearance which is unusual for the region.
Some superb wrought-iron craft, resembling moucharaby work no doubt brought back from Tunisia by the previous owners, adorns certain openings.
The entrance hall on the north side provides immediate access to a kitchen, with a polished concrete floor, or to a vast lounge-dining room, with terrazzo flooring, spanning a ground surface area of more than 50 m².
The very size of this room is enhanced by its high ceiling and its astonishing picture window. The view of the garden forms an extremely luminous frame of vegetation around the fireplace.
Said very bright lounge gives access to two separate areas:
- on the east side: a main bedroom with a bathroom, a shower and a toilet, separated from a second bedroom, with a shower room and toilet, by a study, opening on to the garden, on the same side as the swimming pool.
- on the south side: two children’s bedrooms, with shower room and toilet.

The building land and the garden

A building permit has been granted for one section of the land (a plot spanning more than 500 m²), thus making it possible to easily envisage the construction of a second house, with 175 m² of living space, five bedrooms and a swimming pool.
The fenced garden, bordered by hedges, is planted with various Mediterranean species as well as oak, acacia, oleander and cypress trees, giving alternating areas of sun and shade.
The 9x4 m swimming pool is in need of some work before it can be used.

The outbuildings

A gateway gives access to the garage at the end of the garden.
A vast workshop, once a conservatory, could be used for storage purposes or for sowing a few seeds.
The cellar is home to the washing machine and the boiler, whilst a last construction houses the swimming pool machinery.

Our opinion

This property, initially constructed on the land of a convent, still exudes a tranquillity reminiscent of that time.
Ideally located for a family with children attending the École-Lacordaire or École-Chevreul schools, it has several possibilities: the wooded garden including building land with an unrepealable construction permit, it would be easy to envisage two families living here, unless the new owners prefer to live alone with the birds and to keep the delightful garden, with its copses, its laurel bushes and tall trees as well as its shady terraces.
