Between hills and river in the midst of the French department of Lot-et-Garonne, Tonneins looks down on to the river Garonne. The town is an hour away from Bordeaux via the motorway; Agen and its airport are 45 minutes away by road; Paris is 3 hours 17 minutes away by train from Tonneins train station, with 11 trains per day going to the French capital. Tonneins is a heavily wooded town with 9,000 inhabitants as well as numerous parks and gardens. The shops are fairly divided between those in the town centre and those on its outskirts.


This property, near to the town centre, extends over almost 2,000 m². The house can be reached from the street via wrought iron gates. A verdant courtyard, enclosed by the brick walls of the outbuildings, forms a reception area and leads to the house via a pathway, paved with granite stone.

The house

Rectangular in shape with two side annexe buildings, this house has a classical brick and exposed stone facade, typical of the Agen region. It is fully renovated and features large windows. Laid out over two levels, it forms a U-shape with the various adjoining outbuildings and encircles the road-side courtyard. Regularly maintained, it is in a good state of repair.
Inside, the wood to be found in most of the rooms confirms a certain authenticity.

Ground floor
The front door opens into a fairly wide, through corridor, laid with old terracotta tiles, which provides a glimpse of the wooded parklands, with their swimming pool. This corridor gives access to the good-sized living rooms with their high ceilings. On one side, near to the entrance hall, a large study is the only room on the ground floor to have parquet flooring. On the other side, a dining room adjoins a lounge. Both these rooms have terracotta floor tiles and exposed ceiling beams. The white rendered walls give this level a rustic appearance. The lounge comprises an immense, open brick fireplace. A large, fully fitted kitchen, following on from the lounge, is illuminated via a large picture window that opens on to the wooded parklands. Adjoining the kitchen, a utility section communicating with a little inner courtyard houses a boiler room, a laundry room and a shower room, with a toilet. The little inner courtyard provides access, on the one hand, to an independent storeroom and, on the other, to the upstairs of the main house. At the end of the entrance corridor, on the garden side, is an elegant, open-plan summer lounge adorned with vertical beams. This side opens on to a large, north-east facing terrace with a view over the garden.
First floor
This level is reached via a wooden stairway, going upstairs from a corner of the summer lounge. A vast, central landing provides access on either side to a set of two bedrooms, with a communal adjoining bathroom. Pleasantly symmetrical in keeping with the fashion of the 19th century, the layout lets in a maximum of light. It has parquet flooring throughout. A door, at the end of the landing, opens into an immense room, currently in use as a games room; its north and south-facing windows making it extremely bright. This room includes a central mezzanine and an exterior terrace extends along the street side. A stairway, going down from here, provides a perfectly independent entrance.

The outbuildings

This property includes several annexe buildings: a garage, with access from the main street, followed by a large room or workshop that adjoins the north side of the garden. Another garage on the west side is big enough to take two cars. It can be reached via a little perpendicular street.

The parklands

The grounds, spanning approx. 1,500 m², are fully enclosed and completely unoverlooked. Extending lengthways for approx. 65 m, they comprise several species of trees, including a cedar of majestic size and appearance. The large swimming pool awaits renovation. A brick, covered area and a shed blend discreetly in with the rest of the buildings.

Our opinion

This town property has many assets, particularly, its surface area and its geographical location. The available floor surface area and the various accesses would be suitable for a variety of uses, both family and professional. Set in the peace and quiet with all facilities and amenities (shops, doctors, etc.) within easy reach of the house, itself in a verdant setting, it is a perfect blend of rurality and urban life.
