Location

The village, in the midst of Argens plain and on the edge of the Maures forest, stands on a hillside. The village, between sea and peaks and bordered by wooded hills, has a Mediterranean climate with pleasant temperatures and generous amounts of sunshine. This property is set in the countryside, just ten minutes from the village.
The nearest beaches are a 30-minute drive away. This property is 10 minutes from Les-Arcs TGV train station, less than an hour from Toulon and Nice airports, and 10 minutes from slip roads for the A8 motorway. A little winding road, leaving the village 4 km away, leads through the vines and evergreen oak trees to this property’s discreet entrance.

Description

Gates, controlled by a numerical keypad security system, provide access to the property. An awning on the north side of the house is intended for the parking of two cars. The house comprises an old section, probably once a little cottage, and a single-storey extension, dating from 2000. Together both buildings are laid out in a slight curve able to take full advantage of the sun all day long. Below the terraces bordering the house, a large, swimming pool, lined with mosaic tiles, a little stone cottage (housing the pool machinery) as well as a lake, harmoniously complete the verdant, densely-wooded setting, spanning more than a hectare.

The old section

This section, spanning approx. 100 m², comprises two levels. The upstairs can be reached via an outside stone stairway or via an interior stairway. Two straight French windows open on to the parklands on the east and west sides.


Ground floor
The west entrance opens into a room providing access to the old lounge, with a fireplace, as well as to a bedroom, with a toilet and a bathroom. The character and authenticity of this section comes from its terracotta floor tiles, its old exposed beams and its thick walls that protect the inside from the summer heat. The kitchen on the east side, with its tiles from Salernes, its terracotta floor tiles and its ceiling featuring plaster troughs, still exudes a very southern character. A hall area opposite the kitchen is in use as a back kitchen.
First floor
Two bedrooms and a bathroom, with a toilet, are made completely independent by direct access via the outside. The steps of the interior stairway are covered with terracotta floor tiles and wooden nosing. Wrought cupboard doors, stone flooring reflecting a variety of shades and exposed beams blend harmoniously with the exterior surroundings.
Basement
This basement can only be reached via the outside. It comprises a vaulted cellar and a machine room, housing the domestic hot water tank and a filtration system.

The recent extension

This building, spanning approx. 105 m², is laid out all on a level with its own entrance on the north side. The latter forms a link with the old section via a long corridor leading to the back kitchen, a room in use as a workshop and a toilet. In the centre of this extension is a vast lounge (spanning approx. 40 m²) with a fireplace. This room features a ceiling going up to a height of more than 3 m and two large, sliding, pocket windows, opening on to a south-east facing terrace. Materials similar to those of the old section (exposed beams and terracotta floor tiles) form the base of the decoration in order to keep the architecture homogenous. At the east end, a large, very bright bedroom, with a bathroom and a toilet, opens directly on to the terrace.

Our opinion

This comfortable and discreet, country house stands, out of sight of onlookers, in the midst of completely enclosed parklands, just waiting to accommodate a family in search of a peaceful home. The proximity of the sea is an undeniable asset for those wishing to spend summers by the Mediterranean Sea, with a guarantee of a peaceful setting for the evenings, where sunsets have a particular pungency as they illuminate the Rochebrune rocks in ochre hues.
