This property, in the French department of Yonne, is 1½ hours from Paris and 15 minutes from Sens train station, with its 55-minute links to the French capital (Paris-Bercy). It stands in a hamlet, comprising some thirty houses, surrounded by forest. Local shops are less than 5 km away. The north of Yonne is still a very rural area, with landscapes composed of fields, meadows and forests. Fontainebleau and Troyes are no more than an hour’s drive away.


This property consists of two houses: a traditional, long farmhouse typical of Yonne and an old hunting lodge which has been extended and modernised over the years such that it exudes the air of a cottage. Between the two is an outdoor swimming pool, surrounded by a wooden terrace, whilst further away a garden, spanning approx. 0.30 ha, is extended by the forest. This mature garden, designed by a landscape gardener some 20 years ago, was inspired by English gardens and now has an abundance of vegetation and magnificently-coloured trees (such as Japanese maples) which predominantly screen the property from the neighbours.

The hunting lodge

Despite having been extended and modernised over the years, this hunting lodge still exudes its original atmosphere. Nowadays, it is a very comfortable house. Materials such as terracotta floor tiles and wood are omnipresent. Facades are clad with wood or covered with a cream-coloured rendering and Virginia Creeper. Its numerous doors, windows and French windows widely open the house on to the outside. A large, wooden terrace is like a belvedere looking out over the garden.

Ground floor
Spanning a floor surface area of approx. 130 m², this level comprises a large living-dining room, with a stone fireplace and a large, oak wood bookshelf unit. A large picture window opens on to the terrace. On one side, a large, fully fitted kitchen, laid out longwise, is bright and includes an eating area. On the other side, a main bedroom has windows on both sides and good-sized, oak wood cupboards. It is followed by a comfortable bathroom, with a picture window, opening on to the natural surroundings.
First floor
An oak wood stairway goes up from the living room to a good-sized, very bright bedroom, featuring exposed beams. It has its own bathroom.

The traditional, long farmhouse

The gable roof is covered with traditional flat tiles and enhanced with a roof dormer. The stone facade is covered with rendering. With their harmonious red brick surrounds, typical of the region, the small-paned windows and French windows are fitted with shutters. Floors are laid with terracotta tiles or tiling.
A set of wooden gates opening on to the street is not currently used.

Ground floor
This level spans approx. 100 m². A large living room, with a cathedral ceiling featuring its exposed roofing framework, is adorned with a stone fireplace and glazed doors on both sides. It is followed by a vestibule, a kitchen with an eating area, a bedroom and its bathroom. Numerous openings look out on to the little garden laid out behind the farmhouse and planted with a very tall lime tree.
First floor
Two stairways lead upstairs from each end of the house. One goes up from the living room to a reading room on a mezzanine, followed by a walkway leading to a bedroom and its shower room, with a toilet. Then, two adjoining bedrooms, with exposed beams, precede a shower room, with a toilet, and a landing room, also reached via a spiral stairway.

This rectangular swimming pool is surrounded by a large, wooden terrace.

Our opinion

This property will greatly appeal to those advocating a return to a countryside where nature still reigns and aspiring to peace and quiet.
These two houses in a good state of repair, standing near to one another whilst remaining independent, would be ideal for all kinds of projects involving families, friends or passing guests; its proximity to Paris making it easy to come and go.
The presence of the swimming pool, the large, mature garden and the forest will leave no-one indifferent.
