Location

This property is set in protected bocage countryside, crossed by a river. Less than 10 km from the centre of Angers and a TGV train station making it possible to reach Paris in less than 1½ hours (more than 10 return journeys per day). Slip roads for the A11 motorway are less than 10 minutes away. A golf course is nearby.

Description

A tree-lined access lane leads from a secondary road to the entrance gates which open on to a wooded, landscaped courtyard giving access to the rear of the house. A self-contained flat is set at right angles, whilst garages are set further back. Another lane leads from the courtyard to a tennis court and a paddock. The outbuildings, also set at right angles in front of the house, are followed by a guest house. They stand facing a section of the parklands that surrounds a lake. The other section is composed of meadows.

The house

The earliest constructions date from the 15th and 16th centuries. Traces of these times are still visible. Built from shale stone, the house spans two levels, one of which is under the rafters. It is topped with a gable, slate roof.


Ground floor
The entrance hall provides access to a study and opens into a room, used as a dining room, which leads, on the one hand, to a lounge-library and, on the other, to a semi-open-plan kitchen, with a central unit. The lounge-library also communicates with a study in the entrance hall and with a shower room, with a toilet. The kitchen gives access to a hall area, leading to a boiler-linen room (the oil tank is kept outside), a vast reception room, with a mezzanine, an ancillary kitchen, a toilet and a shower room. This hall area also leads to a flat, comprising a lounge, with an open-plan kitchen, a shower room, a toilet and a bedroom on a closed mezzanine. This flat can also be reached from the outside. The walls in all the rooms are composed of exposed shale stone. Floors are paved with tiles forming a motif or with terracotta tiles. Fireplaces are made of brick and freestone. Most of the rooms open directly out on to terraces, laid out in front of and behind the house.
First floor
The landing provides access to a bedroom and its dressing room as well as to a corridor leading to another three bedrooms, a bathroom, with a shower, and a separate toilet. Parquet flooring and exposed beams throughout.

The guest house

This L-shaped, guest house, constructed from shale stone, comprises a lounge, with an open-plan kitchen, a shower room, a toilet, a bedroom and a sleeping area for children. Floor tiles and exposed beams throughout.

The outbuildings

Set at right angles to the south side of the main house, these outbuildings are composed of a cellar with a front cellar, a workshop and a woodshed. The paddock includes a barn, with a horse loose box, and the meadows feature a shed. A covered area in the courtyard acts as a carport.

The parklands

The parklands surrounding the house are composed of various areas, exuding different ambiances: wooded lawns, fruit trees, flower-filled copses, a lake, with a jetty and a central water jet, a tennis court in an excellent state of repair, a wood with its belvedere and, lastly, meadows where the owners’ horses graze. A large part of the parklands is illuminated and fitted with a watering system fed by a borehole.

Our opinion

This property will appeal not only to a family seeking tranquillity, with all the advantages of a nearby town, but also to those wishing to launch a professional project compatible with its layout. Restored with all modern-day home comforts, it is ideally suited to all the demands of today’s way of living. The immediate surroundings are extremely pleasant with meadows for horses, a golf course that virtually adjoins the property as well as a towpath, making it easy to walk or cycle to the town centre. This is an excellent compromise between living in the country and an urban way of life. It corresponds in every way to the current ambitions occasioned by these greatly changing times.
