Location

Halfway between Antibes and Cagnes-sur-Mer, not far from the sandy beaches, miscellaneous districts line the coastal road. This one is, without doubt, the most interesting as, bordered by the river Loup, it has a limited number of properties with direct access to the river via private jetties. The nearby seaside and all local shops are within walking distance.

Description

Surrounded by a lush garden and built alongside the river, this villa is high enough to avoid being subject to flooding and yet low enough to be almost on a level with the water which can be seen not only from the garden but also from the first floor.
The main feature of this property is obviously its direct access to the river Loup via a jetty, making it possible to moor one or more pleasure boats and to go out to sea in just a few minutes. The villa is pleasant as it faces the water which is particularly visible from a wide, completely glazed loggia. A space on the north side is reserved for parking one or two cars. A shed-workshop and an outdoor fitted kitchen constitute the main living area throughout the entire summer.

The villa

Built in the 1950’s, this rectangular villa is extended by a rotunda. The garden level, constructed from large exposed quarry stone blocks, supports the upper floor housing the living space with its rendered walls. The corners are sharp and the west-facing windows are fitted with large masonry planters, contrasting with the curves of the rotunda on the south side. The original villa was extended by a rectangular, fully glazed loggia, overlooking the garden, the river and the tops of the distant mountains. The general layout is simple, with all the night-time areas on the road side. On the garden level, a small self-contained flat takes up the road side section, with its little terrace.


Ground floor
This level comprises a little independent flat on the road side and a large bedroom, with a bathroom, on the garden side, followed by a laundry room and storage areas. It can be accessed either via the rotunda, with its south-facing terrace, or on the opposite side via a door opening on to the car parking area. Currently little used, with the exception of the flat, this level is in need of conversion and renovation works.
First floor
This level houses the villa’s living space. It can be accessed either directly via two flights of steps on either side of the building, or via an internal stairway going up from the ground floor. Comprising a large living room, with a rounded end courtesy of the south-facing rotunda, it is illuminated via three large windows. It is extended on the north side by a kitchen and, on the east side, by a large loggia, with wide picture windows opening on to the garden, reached directly by a flight of steps. At the back, after a little hall area housing a wall cupboard and a stairway going to the lower floor, two bedrooms, with masonry planters under the windows, are laid out on either side of a bathroom.
Outbuilding
The garden is enhanced with a little shed used as a workshop, a fitted summer kitchen and a carport opening on to the parking area.

The garden

Neither large, nor small, this garden is made lush by the proximity of the water. It is embellished with magnificent trees, showing glimpses of the river flowing past at the end. A few steps, also at the end, go down to a little masonry jetty on which can be moored one or more pleasure boats. Opposite, the Rives-du-Loup nature park, followed by Cagnes racecourse, guarantees a completely unobstructed view.

Our opinion

The size and general style could not be more perfect. The harmony with the setting is obvious. The attention paid to some of the architectural features, like the graduated underneath of the balconies, is quite outstanding and helps to enhance the overall building. Consequently, this plain, but refined house blends with its surroundings, making any stay particularly pleasant. It is both a luxury and rare pleasure to be able to access the sea directly from home.
