Location

Antony, set between Sceaux Park, Verrières national forest and Vallée-aux-Loups (valley of the wolves), is a dynamic town with a bustling centre, numerous shops, a much-appreciated covered market and a very busy cinema. This property stands on the edge of a vast park, in a quiet district. An RER train station provides links to the centre of Paris taking less than 20 minutes. The city gate of Porte-d'Orléans is but 20 minutes away by car and the A86 motorway, just 5 minutes away, provides links to towns in the Greater Paris area. Orlyval, an automatic light metro shuttle service, provides 8-minute links to Orly airport from the centre of Antony. Antony also has a large number of good state and private schools such as Institution-Sainte-Marie-d’Antony, considered to be one of the best schools in the entire Ile-de-France region. A children’s pony club is but a few metres from the property.

Description

This property, in a residential neighbourhood, is a large, luxurious home which was built in the 1990’s. An impressive building spanning approx. 490 m², it is topped with roof dormers and flat tiles, features slatted shutters and is surrounded by a 980 m², south-facing garden. A vaulted passageway on the road side can take three parked cars.
This house is constructed over a vast basement composed of ten or so rooms (a boiler room, a laundry room, cellars, etc.). The ground floor comprises a dining room, with a fireplace, a lounge, with a vast, solid wood bookshelf unit, a separate kitchen, a storeroom as well as a shower room and a guest toilet. Further on, a guest bedroom is adjoined by a private shower room.
At the top of a straight stairway, the first floor includes four large bedrooms. Three of the latter have their own bathroom and another has a dressing room. A study also dominates the garden. The top floor, laid out under the rafters, stands out courtesy of its immense games room, illuminated by bull’s eye windows.
The garden, laid out lengthways, is lush with fruit and olive trees as well as a large lawn, all delimited at the end by Heller Park.

The house


The ground floor
This house is entered via a door located under the property’s vaulted passageway. A vestibule provides access on either side to the ground floor rooms. All are laid out under high ceilings, with tiled or carpeted floors. The lounge, spanning 30 m², is painted with grey hues contrasting with the ceiling cornice and enhancing the row of three French windows, leading out to the terrace and the garden below via a white stone porch. Bull’s eye windows in all four corners give it a classical appearance that is timeless. A central marble fireplace catches the eye courtesy of its brick hearth. Slightly raised, four steps lead down into the 20 m² dining room which also features an old, carved wood fireplace. This room opens on to a terracotta-paved terrace, sheltered from the wind. The kitchen is spacious, with a door leading to a little courtyard. The back kitchen, lined with several cupboards, acts as a passageway to the dining room. On the road side, the guest bedroom is illuminated via two windows and has its own bathroom. On the landing, a separate toilet with a wash-hand basin, a shower room and access to the floor below.
Mezzanine floor
Set between the ground and first floors, the study is adorned with a magnificent bookshelf unit. Made of solid wood and built-in from floor to ceiling, it takes up takes up one entire wall and part of the next. Two south-facing windows let in copious amounts of light.
The first floor
The first floor is given over to the house’s night-time areas. The latter comprise a total of four bedrooms. The first is a wide, bright room, overlooking the garden. The bedroom is fitted with a wooden bedhead, flanked with shelfs. A built-in wardrobe and a private bathroom complete this suite. Another two bedrooms take up the first floor, one of which is bigger with two windows looking out over the street, the other, smaller, is also on the road side. This level further comprises a bathroom, with a shower and a bath, as well as a separate toilet.
Attic
The attic space, spanning a surface area of 50 m², has been converted into a games room that takes up virtually the entire floor. This wide area is illuminated by numerous bull’s eye windows. Several bedrooms, bathrooms and storage areas could be created on this floor, especially as water has already been laid on in certain places with this in mind.
Cellar
The basement spans a total of 85 m². It houses several storage rooms as well as a boiler room and a laundry room.

Our opinion

With a prolific garden out of sight of onlookers, a neo-classical style facade and rooms of outstanding dimensions steeped in light, this comfortable house will appeal to would-be buyers whether they are searching for a family home or seeking to set up a professional activity. The picture windows and the terraces make the garden an additional room where parents could hold a garden party whilst their children take advantage of the nearby pony club.
