Location

This house, to the west of Paris, on the outskirts of one of the oldest and most beautiful villages in the French department of Yvelines, is just a stone’s throw from Houdan, a small, thousand-year-old town that long belonged to the Dukes of Brittany. The village, still with its picturesque features, has now been modernised, notably with the installation of fibre optic broadband cabling. The train station provides links taking less than an hour to Paris via Gare-Montparnasse, whilst the Normandy beaches are but 2 hours away by road.

Description

Quietly standing on the outskirts of the village, this house looks out over its south-facing parklands, where verdant, even and undulating stretches intermingle with woods and clearings over a little more than a hectare. The building itself dates from the late 18th century and spans over two levels, cellars and mezzanines. With a surface area of approx. 300 m², it is laid out in four wings, all renovated and fully interconnected to one another. The many rooms include five bedrooms, two bathrooms, an immense reception area, a vast attic space which could be converted into an additional two bedrooms, as well as a double garage. A pathway leads from one of the terraces, looking down on to the property, to an outdoor swimming pool, a living area much-appreciated during clement weather.

The house

With its yellow-rendered facade, its flat tile roof, its zinc guttering and its large, green, slatted shutters, this house is, unquestionably, reminiscent of the distant Tuscany. The atmosphere is enhanced by the bushes and shrubs, the large, hanging terraces and the paved or gravel pathways of the parklands. Immaculately kept, this property is in an excellent state of repair.


Ground floor
The entrance door, at the top of a first flight of steps, provides access to the first level of this house laid out longwise over a floor surface area of 150 m². The lounge, like the dining room, looks widely out over the exterior through several natural wood-framed, double-glazed, French windows and windows, all letting in copious amounts of light. They open on to a large, paved terrace, protected by period pilasters. Adjoining the dining room is a large, fully fitted kitchen. Beneath its cathedral ceiling, a long unit able to accommodate at least six guests has been laid out under an extraction hood. This room also has direct access to the garden. The different areas all exude unity and harmony created by their exposed ceiling beams, their old terracotta floor tiles and their plain white walls, all resulting from recent works. Further on are a study and the house’s first two bedrooms, featuring solid oak wood parquet flooring, the stairway leading up to the first floor as well as a new bathroom, with a toilet and a walk-in shower. And lastly, a corridor also leads to the garden level, housing a boiler room, a laundry room, a workshop and a double garage.
First floor
The wide landing on this level, illuminated via a window, provides access to the house’s last three bedrooms, all recently repainted in white, reinforcing the ambient clarity even further. Each of the bedrooms looks out over the property’s parklands and features warm-coloured, solid oak wood parquet flooring. The first and biggest bedroom is particularly bright courtesy of its three casement windows. It also has its own refined and modern bathroom, with two wash-hand basins. The two other, slightly smaller bedrooms exude a simple, rustic atmosphere. They face a slightly raised, 28 m² room currently used for attic purposes. Following minor works, this area could house another bathroom. It would also be possible to create an access from the corridor to the attic space under the roofs. Laid out just above the lounge, this area spans an additional 50 m².
The parklands
The outside is divided into several areas. The 1,000 m² garden, adjoining the house and the immaculately kept lawns, features terraces, supported by low stone walls and bordered with flower beds. One of the latter leads, on the other side of the central pathway, to the swimming pool and its stone pool-house. Sheltered by trees and edged with greenery, this area is a favourite place for relaxing in the height of the summer heat. A little further on, a rose bed, a greenhouse and a fishpond take advantage of the shade provided by a clump of umbrella pine trees.
Two large lawns, spanning more than 5,000 m² at the end of the terraces, are separated by a little stream, crossed by a wooden bridge. At the foot of a tree along the pathway, the vestiges of a pool of devotion on the right bank bear witness to the previously sacred character of the spring. Beyond, 3,500 m² of woods slope back up to the plateau, with its clear view of the house.

Our opinion

The joys of the countryside, half-way between the French capital and the beaches along the west coast. This property is set in a village renowned for its quality of life and its wealth of heritage, all less than an hour away from Paris. The garden, with its swimming pool, and the parklands are big enough to include both living and play areas, without the noise of children racing one another disturbing the peaceful atmosphere. The inside and the outside have been treated in the same vein: a comforting, contemporary rusticity. This property would make an ideal family residence or, indeed, a holiday home where all generations can get together during the holidays.
