45 minutes from Limoges international airport, near to a delightful market town, with amenities, and to a small town on the Limoges-Périgueux railway line, the landscape varying between verdant hills and little valleys, filled with lakes and streams. Thick grass and the commonest species of trees such as oak, chestnut, acacia and fir, provide a palette of greens all along the horizon. Local stone constructions blend beautifully with these shades. This secret, preserved region is crossed by the Way of Saint James and the Route of Richard the Lionheart.


A 2.2 ha lake, as wide as the valley, is in the centre of the property. Very old, with full water rights and abounding in fish, it is fed by a stream in the wild, remote section of the estate. It ends near the mill with a dyke, featuring two recent bronze sluice gates which control the flow of water into the millrace and the fishery. At the end of the dyke, under a little wooden bridge, the stream forms a waterfall, regains its original size and continues on its meandering way to the other end of the estate. Several wooden walkways make it possible to cross from one bank to the other. This fully restored mill and its terrace are by the waterside. The surroundings are laid to lawn. There is an unobstructed view over the lake from the old miller’s house, constructed backing on to the wooded hill on a slightly higher level. Further down, a spring flowing from the hill feeds a pool which could easily be transformed into a natural swimming pool.

The mill

The current owners purchased this old, 17th century water mill in a state of ruin, without a roof. The building has now been rehabilitated into a comfortable house. The entrance door, near the dyke, provides access to the first floor and its bedrooms. The ground floor is downstream from the dam, by the millstream.

Ground floor
This level can be entered either via a door on the east side or via a picture window opening on to a south-facing terrace, with a view of the waterfall and the pool. The ground floor comprises a living room, an open-plan fitted kitchen and a toilet. An impressive wood and stone fireplace, with a modern closed-hearth fire, reflects the room’s rustic style, created by lime rendered stone walls, ceramic floor tiles, a wooden ceiling with exposed beams and a wooden stairway.
First floor
A mezzanine passageway with a balustrade continues into a corridor which leads to the entrance on the dyke side. Bare wood is omnipresent throughout. Two bedrooms share a shower room with a toilet and a third bedroom has its own private shower room with a toilet.

The farm building

This large, 2-storey, stone building has a dominant, 180° view over the lake, the mill, the dam and the woods. Its four roofs, stepped like a stairway, have been completely redone. Restored with the same good taste as the mill, it is now divided into three sections: two independent houses, each spanning approx. 90 m², and an adjoining barn, ending with a lean-to.

The ground floor comprises a living room, with a fitted kitchen area, a lounge, a traditional fireplace and a dining room. A wooden stairway goes up to three bedrooms, a shared shower room and another private shower room.

Our opinion

In the midst of a nature park, with this aquatic landscape and tall trees, these age-old buildings are captivating. They guarantee a change of scenery and well-being for mind and body alike! Residents simply have to choose between fishing, walking through the forest and outings on water or around the lake. An ideal place for recharging one’s batteries and sharing. A touch of modernity could possibly enhance the exceptional restoration works carried out on the mill and its two houses in keeping with their original authenticity. These premises can be lived in straightaway or rented as holiday accommodation units. A farm restored with the same good taste is also available for purchase on adjoining plots of land (reference 912393). An option exists on 2.4 ha of additional grassland and an estate comprising 35 ha of farmland and woods without a management plan.
