Location

This property stands in a dominant position with a panoramic view over the hills, in a privileged residential setting just a few minutes from the town-centre of Aubagne. Aubagne is renowned for its clay figurines, its potters, its Provencal market and the house where Marcel-Pagnol was born. Countless hiking trails, following the footsteps of the picturesque writer, can be taken from the property.
An airport is 40 minutes away, beaches can be reached in just 15 minutes, shops, schools and Aubagne train station are but 5 minutes away as are the slip roads for the motorways leading to Marseille and Aix-en-Provence.

Description

A little dirt track leads from the road to this property.
The house, once a school, stands on an even plot of land spanning approx. 4,700 m². On the south side, the garden looks out on to scrubland, abounding in rockroses, sarsaparilla, pine trees, juniper bushes and Kermes oak trees. On the east side, an old water recuperation tank has been transformed into a swimming pool. Outbuildings, to the north of the main house, comprising a garage, a woodshed, old water recuperation tanks, a covered area and a workshop complete this property. On the west side, the garden provides a view over the hills, where trails are but an invitation to go hiking or meditating.

The house

This house is currently divided into three flats of unequal sizes. The oldest section of this house dates from the 17th century; it was extended in the 19th century and redesigned for the last time in the 1980’s. The multi-sloped roof is covered with Roman tiles. The building spans three levels, its first floor comprising a south-facing terrace and a west-facing terrace.
An entrance door on the south side opens into a first flat, spanning approx. 93 m² and comprising a kitchen, a lounge, three bedrooms and a bathroom. An entrance door on the north side provides access to a second flat, spanning approx. 89 m² and comprising a kitchen, a lounge, two bedrooms, one of which has its own bathroom, a large corridor and a terrace. An entrance door on the east side opens into a third flat, spanning approx. 430 m² over three levels. An astonishing fireplace, with a copper lintel and carved wood jambs, bears witness to the past splendour of this house. A stone stairway goes up to the second level. Two covered areas, spanning approx. 70 m² and looking out over the garden on the south side, bear witness to the past vocation of these premises: once the school refectory. A well is to be found in the house, under the stairway. It was used for supplying the house with water prior to its connection to the town’s mains water in the 1970’s.
Generally speaking, there are few original features remaining: a stone stairway leading upstairs, exposed beams and, on the first floor, old red terracotta floor tiles in the section with the largest rooms (3.50 m high ceilings).
Only one room on the ground floor still has its ceiling at its original height (3.80 m high).


Garden
The even grounds, spanning approx. 4,700 m² are predominantly well wooded with a few tall cedar and cypress trees and fruit trees (fig, almond) as well as lilac, aloe, iris and other Mediterranean plants.
Outbuilding
Spanning approx. 137 m² under rafters, this outbuilding includes storage areas, a woodstore, a workshop and the old water recuperation tanks.

Our opinion

Ideally located in a peaceful, pastoral setting, with a panoramic view over Pagnol’s hills, whilst just a stone’s throw from the centre of Aubagne, this property is in need of major works. Currently divided into three flats, its spans a large floor surface area and could be renovated with a shared housing project in mind (bed & breakfast, holiday accommodation rental units or seasonal letting).
