To the east of Toulon, in a residential district, 20 minutes from its airport; 10 minutes from its TGV train station; 5 minutes from the motorway and the shops; a 5-minute walk from the nearest creek. Out of sight of onlookers in a verdant setting.


A former property of a Count of Béarn, this traditional Bastide house spanning approx. 300 m² of living space is in a residential area near to the sea. It spans two floors, with five windows on the first level and three on the second. The gable roof is bordered by a double overhanging cornice which, along the width of the house, also follows the slope of the roof and forms a triangular pediment. This same feature is to be found on the outbuilding. The original house was extended at the back, on the ground and the first floors. A well is to be found in a water tower behind the house. A large outbuilding houses a workshop with a mezzanine and two other rooms. A carport for two cars adjoins the small shed, used as a machine room for the 11x 4.5 m, chlorinated swimming pool. Surrounded by a terracotta terrace, it can be heated by a heat pump.
The garden, spanning approx. 1,600 m², is planted with a variety of plants, including five tall plane trees on the south side of the house, a eucalyptus tree, old yucca plants, olive and numerous fruit trees (apricot, plum, clingstone nectarine, orange, lemon and fig).

The traditional Bastide house

Its large, open, living areas are extremely luminous as they mostly face south. The floor tiles are white and light-coloured hues dominate throughout. This house has three terraces: one large one, facing south, with its own little, covered summer kitchen and barbecue, another facing east, also with a barbecue area, and a last one on the north side.

Ground floor
The main entrance is on the south side. Some of the partition walls have been taken down on this level, giving a pleasant feeling of spaciousness. Arches mark the passage between rooms. The dining room, with its old doors forming a cupboard under the stairway, faces south-east. A south-west facing lounge with its stone fireplace is extended by a north-facing study area. The ultra-modern kitchen, facing north-east, opens on to a terrace with a barbecue, near to the swimming pool. Another door on the east side provides access to a second small kitchen and opens directly into the dining room. A separate toilet.
First floor
The stairway, at the end of the main entrance hall, goes directly up to a large room, illuminated via three south-facing windows. This is currently in use as a billiard and games room. One bedroom faces south, another faces north and the last one faces north-east. This level also has a large shower room, a toilet and a dressing room which could become another shower room.
Second floor
The stairway continues up to the second floor, but only on the south side of the house where there are three bedrooms, one of which has its own shower room. This level also includes another shower room, a toilet and a dressing room. The latter could easily be transformed into a kitchen so as to create a self-contained flat.

The outbuildings

Spanning approx. 115 m², the outbuildings comprise:
- a workshop, with a mezzanine adjoining a large room upstairs, and two small rooms on the ground floor;
- a well, with a water tower (making it possible to fill the pool), with a small storage area on the ground floor;
- a small shed near the pool.
Furthermore, a wooden awning forms a carport for two cars.

Our opinion

In a very good state of repair and featuring centuries-old plane trees, this Bastide exudes an old-fashioned charm outside and a contemporary air inside. The house could easily accommodate a large family, with no loss of privacy, and the various terraces give residents a very pleasant feeling of spaciousness. The second floor could be made independent with the addition of a kitchen, which has already been the case.
The main asset of this sought-after district is the fact that it is but a 5-minute walk from the sea. Public transport services are also to be found nearby, making it easy to go shopping and to get to the station or to beaches that are further away.
