Location

The village of Lorgues, encircled by vineyards and unspoilt natural surroundings, is lively all year round, with its shops, its market and its restaurants. It is an hour from the Gulf of Saint-Tropez, Verdon Gorges, Cannes, Toulon and the outskirts of Aix-en-Provence. Nice and Toulon airports are just over an hour away, that of Marseille is 1⅓ hours away. Les-Arcs TGV train station is 15 minutes away as are two sets of motorway slip roads. The beaches in Sainte-Maxime and Issambres are 45 minutes away. This traditional Bastide house, 2 km from the centre of the village, has a vista taking in the surrounding hillsides.

Description

A long avenue of cypress trees leads to the property from the north. Standing in a dominant position, its circumvention progressively reveals a panoramic view comprising an olive grove in the foreground, with hills in the distance. Two holiday accommodation rental units adjoin the main house. A third such unit, a little further away, is able to accommodate visitors in complete privacy. And lastly, an independent flat is contained within the main house. The swimming pool area, a good distance away, is very sunny. Another exit, on the south side of the property, leads to a little tarmac road.

The large, luxurious home

This house spans three levels, reached via two interior stairways. The building, featuring 15 rectangular windows on its south facade, still exudes great conversion potential. Two large pergolas set at right angles follow the outline of the main facade and those of the rear facade of the outbuildings.


Ground floor
A heavy, carved door opens into a vestibule, housing a stairway going to all the floors. It provides access to a study, a lounge, with a fireplace, which opens on to a dining room, a kitchen, with its “potager” (a secondary hearth where soups and other previously prepared dishes were cooked on embers), a back kitchen and a vast laundry room, housing a back stairway. The main rooms face south. They are spacious and their floors are richly decorated (floor tiles, terracotta tiles, exposed beams, etc.). The lounge also communicates with a library and a billiard room. A large storage area (which could be converted) provides access to an independent flat laid out on the first floor.
First floor
Five bedrooms, with toilets and bath or shower rooms. Another large room is used as a linen room.
Second floor
Five large bedrooms, with toilets and bath or shower rooms. The bedrooms on this floor still have high ceilings (more than 2.70 m in height) and the floors are covered with terracotta tiles. One of the bedrooms, featuring four rectangular windows, has a dual aspect. Facing south and west, it has a view over the surrounding countryside.

The small, traditional Mas house

This west-facing, holiday accommodation rental unit, installed in one of the Bastide’s outbuildings, spans a floor surface area of approx. 55 m² over two levels. It also comprises a terrace, looking directly out over the verdant surroundings. The ground floor includes a fitted kitchen and a lounge, whilst the upstairs has two bedrooms and a shower room.

The orangery

The orangery, spanning a floor surface of just over 55 m², has spacious rooms as well as all fixtures and fittings. A large, west-facing picture window and a window on the south side make it extremely bright. The ground floor comprises a fitted kitchen and a lounge, whilst the upstairs includes two bedrooms, with a shower room.

The "Jas"

This air-conditioned, holiday accommodation rental unit, spanning approx. 60 m², stands a short distance away from the main house. It is divided into two large rooms, each having its own private terrace. In the distance, the Sainte-Baume mountain range which dominates Brignoles and the Grand-Bessillon mountain, beyond Cotignac.
Great care has been taken with the decoration, a blend of good quality materials and luminosity.

The flat

Spanning a surface area of approx. 50 m², this flat is laid out on the first floor of the main building. It comprises a vast lounge, with a kitchen area, a toilet and a shower room. A large mezzanine forms a bedroom. A roof top terrace, reached from the lounge, has a vista over the parklands, with the undulating hillsides in the distance.

The grounds

The grounds of the property, spanning more than a hectare, are planted with a variety of vegetation, different species of trees and Mediterranean plants.
It is also possible to purchase a second plot, constituting bare, building land, spanning approx. 1.38 ha. Located a short distance away to the east of the property, it is out of sight of the latter as it is concealed by vegetation. The price of this additional plot is 1,470,000 euros.

Our opinion

This property is ideal for housing a large family or for accommodating guests. The main house blends renovation with the charm of the old, in a very quiet, very sunny setting. A large pergola is a dream come true for visitors who can easily see themselves relaxing on long summer evenings. The location of these premises, near to all amenities and in a much-visited region, is yet another asset.
