Nestled at the foot of a majestic tuff-rock cliff in which troglodyte caves are hidden and where legends and springs were born in the mist of time, Cotignac, one of the most beautiful villages in Provence, lives all year round. At the edge of the rock, two Saracen towers rise like stone guards. The schools are a 5-minute walk away and the school bus takes the older children to the nearby secondary schools.
Twenty minutes from Brignoles, one hour from the Aix TGV station and the Old Port of Marseille. One and a half hours from Saint-Tropez and the Estagnol or Pellegrin, famous beaches of the Var coastline. It only takes forty-five minutes to reach the hikes around the blue Sainte-Croix lake. For mountain lovers, the nearest ski resorts are a two-hour drive.


Situated in one of the sloping alleyways in the heart of the village, facing south-east/south-west, a small ochre house overlooks a garden planted with olive trees. All around, a landscape of colourful houses and rectory gardens intertwine and herald warm hospitality.

The house

As with most village houses, it is built upwards, and its layout is very functional. The total surface area is approximately 88 m², with a potential for expansion of 40 m². The roof is laid with monk and nun tiles and enhanced with local spandrels typical for the region.

Ground floor
It comprises a small living/dining room with a glass roof that opens onto the terrace and the garden, as well as a recent and functional separate kitchen, located in a room at the back of the stairwell.
First floor
A staircase with red hexagonal tiles and wooden nosing leads to the upper floors. On the first floor, a large bedroom overlooks the garden and another bedroom faces north. Between the two bedrooms is a laundry room with a toilet that could be converted into a shower room.
Second floor
A large bathroom with a view of the garden and a third bedroom are located on the top floor. The floors of all the bedrooms and bathrooms are paved with red tomette tiles.

The garden

Flat and of a quite exceptional size in the heart of the village, about 700 m², the lawn is planted with numerous Mediterranean species: orange trees, olive trees, palm trees. At the bottom of the garden, two old stepped ponds which are now empty once served as a water reservoir. The property enjoys plenty of sunshine in summer and winter.

The outbuildings

With a total surface area of approx. 140 m², a large shed with two cellars, one of which has a window, is located between the street and the entrance to the garden. A henhouse and a cadastral room could also be used once renovated.

Our opinion

Joe Dassin used to whistle on this hill and many artists have set up their easels there. The surrounding nature is simply delightful, planted with vines, cypresses, olive trees, almond trees, lavender and rosemary, an intoxicating vegetation! The gentle rustle of the seventeen fountains and surrounding waterfalls refreshes during the intense summer heat.
A small house, with potential for extension, and a large, flat, sunny garden make this place one of the village's gems. Good restaurants, doctors, quality shops, a cinema and a breath of cultural dynamism combined with respect for the environment. Good living à la Française, all year round.
