Location

Mâcon-Loché TGV train station and the A6 motorway are 10 minutes from the property, making it easy to reach Geneva and Paris in less than 2 hours. Lyon can be reached in one hour. The town of Mâcon is just a 15-minute drive. With a conurbation of 80,000 inhabitants, it offers all day-to-day amenities and shops. Between the Beaujolais and Mâconnais regions, between the Saône valley and the Lamartin valley, the rolling landscape consists of vineyards stretching as far as the eye can see.

Description

Outside the village, you have to take a track through the vineyards to get to the property. Discreetly located, it is set well away from neighbours or any source of noise or visual disturbance. It dominates an unchanging panorama extending over the Mâcon hillsides. The property currently comprises commercial and private residential premises which are interconnected. There are therefore two separate accesses from the road. On the park side, a glazed shelter, a swimming pool and a plot of vines embellish the property.

The house

The first building was erected in the 19th century. It was a farmhouse in keeping with local architecture: a residential house with cellars, accessed by a stone staircase parallel to a high facade covered with a monk and nun tiled canopy. A farm outbuilding used as a barn is set back at right angles. The current owners have cleverly added different spaces to this initial construction according to their changing needs, while respecting the rules of local architecture. The result is an astonishing alchemy combining modern comfort and old stones, which can be adapted to your wishes. The whole house features double glazed windows and most rooms benefit from underfloor heating.


Ground floor
The house can be accessed via the former barn, which has been converted into a large living/dining room of approx. 70m², with flagstone flooring and boasting a fireplace with insert. Follows a fully equipped kitchen with scullery, which opens onto a terrace with a view.
Half-story
A living room of approximately 35m², with oak parquet flooring and a stone fireplace, gives access to a pleasant glassed-in study, with plenty of storage space and a toilet. This room offers on three sides a breathtaking view of the Burgundy landscape. The structure is supported by curved stone columns of Tuscan influence, quite common in the beautiful residences of the region.
First floor
This level is designed as sleeping area. A first landing serves two bedrooms with a bathroom and plenty of storage space. On the other side of the landing are three bedrooms with a shower room.
Basement
Accessed independently from the outside or from the house, it consists of a hallway with an old mullioned window and a marble fountain, a toilet, a shed and a garage with an area reserved for the boiler.

Offices and commercial premises

The commercial part, independent and with direct access from the road, lies behind a parking lot for four vehicles.


Ground floor
A reception area leads to a 4.5m high reception room with flagstone flooring and a toilet. Follows a 14-metre long vaulted air-conditioned cellar opening onto the garden.
First floor
On the first floor, a long air-conditioned "L" shaped gallery of almost 100m², entirely glazed, opens onto the landscape, providing optimal working conditions.

The grounds

A gate with an automatic opener provides access to the private grounds, which extend over 2000m² and enjoy the view.


Carport
A glazed carport covered with monk and nun tiles provides space for two vehicles, in addition to the partially underground garage.
The swiming pool
A large stone terrace surrounds the 12-metre long pool, sanitized with chlorine.
Vinyards
About forty years ago, part of the land (about 600m²) was planted with Gamay grapes, according to the local Appellation d'Origine Protégée, and is farmed organically, making it possible to obtain a few own vintage bottles a year.

Our opinion

In these tumultuous times, who has not thought of combining living and working environment? The property's layout, its location on a local and national scale, and its accessibility make it ideal for this purpose. Originally a simple rural building, it has evolved at the pace of its owners and will continue to adapt without difficulty as it is passed on. This peaceful and remote environment, untouched by the hardships of modern times, has become a real luxury in itself.
