Location

The property is tucked away in the south-east of France's Orne department, in the country's historical Perche province. It lies less than ten kilometres from Mortagne-au-Perche, a charming town with history and amenities. Paris is 160 kilometres away and can be reached in two hours via the N12 trunk road or the A11 motorway. From a regional rail station twenty-five kilometres away, you can also get straight into the French capital. The unspoilt surroundings are typical of the Perche area: gently rolling wooded hills, small hedge-lined fields and rivers running through valleys – a backdrop to old manor houses and traditional long farmhouses with warm tones.

Description

A quiet country lane snakes through tree-dotted countryside of small fields to reach the property, hidden behind well-trimmed hedges. Tall wrought-iron gates open onto a driveway lined with trees and rows of hornbeams. It leads to the three main buildings set out around a court. The driveway and court are both gravelled. Next to the three houses, another two buildings and lime-rendered low walls form an enclosure where a swimming pool could be built. Around the buildings, the beautiful seven-hectare grounds are made up of lawns, hedges and pasture. Woods look out across them.

The main house

You enter this house from the court formed by the different buildings. This L-shaped edifice faces south-west and has two floors. The walls are rendered with natural lime that leaves the stonework slightly exposed. The quoins and door and window surrounds are made of white stone. Local tiles cover the roof, which is underlined with a stone cornice and punctuated with gabled and hipped stone dormers. All the gutters are made of copper.


The ground floor
This floor has been partly converted. It covers around 195m². It has all its windows, electrical and plumbing connections, and initial installations for underfloor heating. It is made up of four large rooms, two of which each cover 70m² in double-aspect or triple-aspect positions that let in much natural light – not just through windows but also through glazed doors and large French windows crowned with fanlights. All these openings are double-glazed. A pantry adjoins the south gable wall. The beams and joists that run across the ceilings are made of oak. The interior walls are lime-coated.

The first floor
The high, sloping roofs above this level leave space for it to be converted: at least five bedrooms and three bathrooms could be added on this floor. Double-glazed dormers provide windows here.

The second house

The second house stands right next to the main one. It was recently renovated entirely. The house is made of stone and has two floors. A section with a sloping roof and timber cladding adjoins one of its gable ends. The walls are coated with natural lime. The roof is covered with local tiles and punctuated with several hipped dormers. The whole house, including its walls and roofing, is insulated in line with the latest norms. In addition to two fireplaces there are electric convector heaters.


The garden level
The entrance area on the garden-level floor connects to a living room on its right. This living room has a stone fireplace and a floor of travertine tiles. To the left of the entrance hall is a dining room with a fitted kitchen. It likewise has a fireplace made of local stone and a travertine-tiled floor. In line with the dining room lies a room that could be used for taking boots off. A door leads outside from it. In this section of the house there is also an adjoining room that could serve as a spare bedroom, a passageway, a shower room and a lavatory.

The first floor
An iron spiral staircase leads up from the hallway to a first floor beneath the roof's slopes. A central landing connects to three bedrooms and to a shower room with a lavatory.

The outhouse used as a garage or warden’s lodge

This L-shaped stone building has a ground floor and an attic space that could be converted. The stone walls are lime-coated in one section and timber-clad in another. There are two large French windows that are wide enough to let vehicles in and a solid door on another side.

The other outbuildings

At the bottom of the garden, in the area earmarked for a possible swimming pool, there are two restored buildings with covered terraces. One of these could be used as the swimming pool's control room.

Our opinion

Many years were needed to masterfully restore this property while keeping to rules that govern local buildings. The outstanding work carried out on all the roof frameworks, the roofing, the lime-rendered walls, and the door and window surrounds is striking and delightful. The houses are bright because of the way they are exposed to sunlight and their many windows give pleasant all-round views of the outside. Everything inside has been well thought out to give future owners free rein for the interior design. With a total floor area of 720m² – of which 155m² is in the second house, ready to be lived in – this is a highly versatile property for which all kinds of exciting projects could be envisaged. It lies close to the French capital, to the charming town of Mortagne-au-Perche and to the beautiful Réno-Valdieu forest in absolute calm. This makes the whole property attractive and unique – just like the first-rate restoration that has enhanced it.
