Niort, a town with a population of 60,000 inhabitants, is one of the most sought-after medium-sized towns in France. It is well connected by the Paris-La Rochelle TGV line and by the A10 (Paris-Bordeaux-Spain) and A83 (Nantes) motorways. Economically prosperous, in particular thanks to a large number of health insurance companies’ headquarters and to cutting-edge industries, it is also undeniably beautiful. Before reaching the nearby Poitevin Marsh, the Sèvre river forms a loop overlooked by two hills between which run the shopping streets. The river seems to be guarded by the impressive keep at all times and branches off at its foot into numerous arms that encircle the islands. Niort is also a city of culture. The Moulin du Roc, its national stage, also on the banks of the Sèvre, offers a large variety of artistic disciplines throughout the year.


Less than a five-minute walk from Niort's famous covered market, a line of old houses on a small lane dominates the quay of a branch of the Sèvre. On the other side of the water there are only trees. The 145 m2 house with its grey wooden shutters is spread over three floors. On the ground floor, the dining room, kitchen and living room form an area that is both large and intimate between the openings onto the small street and the fireplace at the back. A wooden staircase leads to the study and the bedroom with a large shower room and toilet on the first floor. Above, a hallway serves two other bedrooms, a shower room with toilet, a large dressing room and a storage room. The roof has recently been re-tiled and the frame restored and treated. Double glazing throughout. New electrical installation (radiators).

The house

Built on three levels discreetly separated by thin stone mouldings, it has two bays. The windows on the second floor are slightly smaller than the others. They all face the trees lining the Sèvre on either side. An old-style railing separates the small lane on which the house stands from the quay below.

Ground floor
A large lounge under a beamed ceiling extends over the entire floor. The back of the room features a limestone fireplace. Closer to the small lane, the open kitchen and dining area form a first welcoming space. One wall has been left in exposed stone. Wise move: toilets with hand-washing facilities have been installed. Whole-house mechanical ventilation, water softener. The large hot water tank is concealed in a small, dedicated room. Sheltered from the heat of summer, the ground floor is also temperate in winter, heated if necessary by two electric radiators.
First floor
One of the three skylights lights the staircase from above, the other two provide daylight in the bathrooms. The stairs lead to a large office/lounge. The adjacent room offers a large grey-tiled shower room and toilet.
Second floor
The small landing leads to a hallway serving two bedrooms, a shower room with a very contemporary toilet, a large dressing room and a storage room. As on the lower level, the view is only limited by trees.

Our opinion

Once the wooden shutters have been opened, it takes a moment to remember that the house is in town, and even in the city centre: all you can see are the trees that stand out against the sky, all you can hear is the babbling of the ducks on the Sèvre below. A hedonist or sportsman will jump straight on their bike in front of the door: the small river will lead them to all the gentle paths of the Poitevin Marsh. This age no longer seeks mere comfort. There is a need to breathe, to be able to live without a car, for peace and quiet without having to leave society and human activity, places of culture that nourish the mind and heart: here is a home where this compromise, this balance, is immediately possible.
