Location

In the Val-de-Marne, bordering the 13th and 14th arrondissements of Paris, the town of Gentilly is mainly known for its industrial past. Thanks to its strategic location at the gates of the capital and on the banks of the Bièvre, laundries, factories and tanneries developed extensively here since the 19th century. Today, the large buildings and workshops are gradually being transformed into residential accommodation. However, some period buildings have been preserved, such as the 13th-century Saint-Saturnin church, which is a listed building, and the Robert-Doisneau House of Photography.
The property is located in a quiet, wooded residential street in the Plateau district, on the heights of Gentilly. It is only 300 metres from the RER B station, which allows you to reach Paris in ten minutes and Roissy-Charles-de-Gaulle airport in thirty minutes. It is also close to the A6 motorway and the Périphérique ring road. Cyclists can easily reach the centre of the capital in half an hour.

At the back of the room, a white wooden staircase leads up to the second floor. This level consists of the master bedroom of 16 m² with a 14 m² sports room and a bathroom. Further on, the office could easily be converted into an extra bedroom or a walk-in wardrobe. The top floor of the house, under the roof, includes two bedrooms of 16 and 17m² respectively with parquet floors and a shower room. They are illuminated by roof windows and skylights.
The basement features a spacious garage, a laundry room, a closet and a wine cellar.

Our opinion

Behind the pretty facade evoking the Mediterranean way of life, there are extremely generous spaces which could be transformed according to your needs and desires. The garden-level studio flat could be used as an office, a large guest room, rented out for extra income or even made available to a teenager seeking independence. The kitchen, spacious and luminous, could be transformed into an artist's studio. The office and the gym could easily be turned into additional rooms. In short, the house, perfectly isolated from the slightest visual nuisance and on the edge of the capital, airy and light, will suit everyone and will allow you to enjoy an unusual level of privacy, both inside and out.
