Location

The town is 30 km from a TGV station linking Paris in one hour. The city was bombed during the Second World War and the property is located in the only historic district that was spared. The surrounding buildings are very old, the church was built over a thousand years ago.
The city centre's shops and all services can be reached within a few minutes.

Description

The property consists of two buildings set at right angles to each other and surround a courtyard of approx. 200 m². They are fully insulated and renovated, with a floor area of approximately 385 m². Each of the two buildings has its own entrance door and stairs. The first offers two levels under non-convertible attic space; the second has three levels under convertible attic space of approximately 80 m². Each building has its own electricity and water supply. The heating is also independent. It is therefore possible to use the property for rental purposes. A vaulted cellar of 80 m² and a terrace of 20 m² with jacuzzi heated by heat pump complete the complex. The two adjoining buildings

The well-lit attic space, with its barrel-vaulted roof structure, would be ideal ready for an artist's studio.


Ground floor
The 95 m² living room with Burgundy stone flooring features underfloor heating. The room is subdivided into a living room with a state-of-the-art wood-burning stove and a fully equipped contemporary open kitchen on the dining room side. On the living room side, a door opens onto a laundry room with separate toilet. A second door leads to a bedroom with a bathroom offering a corner bath, Italian shower, double washbasin unit and separate toilet. The exposed stone ceilings are vaulted. The floors are new solid oak parquet.
Cellar
In the centre of the kitchen, a stone stairway with oak steps leads to a vaulted cellar with gravel floors of approx. 80 m². It has contemporary indirect LED lighting.
First floor
An old solid oak staircase leads up to the first floor. The first bedroom has a bathroom with corner bath, Italian shower, double washbasin unit and separate toilet. The flooring is antique solid oak. A corridor leads to a second bedroom and bathroom with corner bath, single washbasin unit and toilet. Again, the flooring is antique oak. A paved winter lounge opens onto an outdoor terrace with a jacuzzi (3 m x 2 m) heated by a heat pump. Finally follows a third bedroom with a new solid oak floor and bathroom: corner bath, Italian shower, double washbasin unit and separate toilet.
Second floor
A second solid oak staircase leads to a bedroom and a bathroom with corner bath, Italian shower, double basin unit and separate toilet. The landing serves a technical room (whole-house mechanical ventilation), a storeroom and the non-convertible attic of the left wing of the building.
Attic
The attic is located in the right wing of the building. The roof structure is barrel-vaulted and the space is lit by large windows.

Our opinion

Just an hour and a half from Paris by TGV, the old building can be moved into immediately without any need for renovation or decoration work. Everything has been thought out to create comfort in a sober, rational way. Whether as primary residence, a secondary home or a rental property, all of these possibilities are feasible thanks to the horizontal and vertical divisions of the property and the independent water and electricity systems.
