Food shops are nearby as are public transport services (bus, tramway, RER train line C, underground line 7) providing direct, easy access to the centre of the French capital, in addition to the future extension of line 10 of the underground from Austerlitz train station. The proximity of the “périphérique” ring road as well as the A4 and A86 motorways is yet another asset.

Description

This open-plan flat is in an old industrial dairy which was rehabilitated as dwellings in the 1990’s. It is laid out on the raised ground floor, reached by crossing a large hall looking out over an interior garden. The first level of the flat, with a ceiling going up to a height of 5.30 m, comprises a large entrance hall, with a separate toilet and a storage area. The open-plan flat

Visitors passing through the old factory doors, featuring their original curved reception window, have to cross the vast concrete hall which, still exuding its industrial air, is extended by an interior garden, planted with tall bamboo plants. This open-plan flat opens into an L-shaped entrance hall which leads to a first interior stairway and a separate toilet, followed by a storage area. Here, as in the dining room or the study, the ceiling is lower, creating cosier areas under the upper level, reached via the entrance stairway or via a second flight of steps going up from the dining room. The upstairs, currently given over to the children, comprises three bedrooms, a bathroom, a separate toilet and a laundry room. Part of the corridor becomes a curved balcony looking down on to the lounge area. The concrete floors are covered with vegetable fibre matting.
The French windows at the end of the living room open on to a balcony, running alongside the flat and leading to a stairway. This flight of steps makes it possible to access the building’s outside communal areas, bordered by trees and shrubs, including a garden-terrace under the lounge windows and, further on, a playground area.
The sale includes a double car parking space in the basement, reached via a lift. Guests are able to park within the enclosed perimeter of the co-owned building and, when the weather is fine, join their hosts on the vast communal terrace laid out on the roof of the building, with a panoramic view.

Our opinion

The layout of the different areas over two levels and their varying sizes ensures that the privacy of every resident is preserved and provides a perfect balance between the advantages of a spacious open-plan flat and the characteristics of a more traditional one. A large family could find a comfortable home in these premises, unless an artist or any other professional were to decide to use them for their activity and their accommodation, one completely independent of the other. Additional character is added here by the architecture of the building which, ingeniously rehabilitated into dwellings and artist’s studios, still reflects its industrial origins in an elegant blend of metal, concrete, brick and glass. Minor decoration works would further enhance the unique style of these premises. Permitted used of the various outside areas means that residents can take advantage of the smallest ray of sunshine. This wonderful opportunity to live in the midst of such a district, abounding in numerous artists, is not one to be ignored or left to chance!
