This property is along the Paris-Lyon-Marseille economic and tourist route. Slip roads for the A6, A39 and A40 motorways near to the house make it possible to reach Lyon in an hour, Dijon in 1¼ hours and Geneva in 1¾ hours. Paris can be reached in 2 hours via TGV train from Mâcon-Loché station. Standing on the outskirts of a lively market town, all shops and amenities (supermarket, bakery, café, doctor, etc.) are within walking distance.

The large, luxurious home

This perfectly symmetrical house comprises a central, 2-storey building, constructed over cellars and topped with a converted attic floor. The porches protruding from both main facades are enhanced with wrought iron railings. Two lower, short wings, on either side, pleasant balance the building. Over recent years, the inside has undergone major renovation works, where old materials have been preserved and ingeniously blended with modern materials. Meticulous attention was paid to the building’s energy performance, notably through insulation and the installation of a geothermal heating system which now make the property outstandingly comfortable.

Ground floor
The main entrance is at the rear of the building. A vestibule provides access to a study and a vast, fitted kitchen that opens into a dining room. This resolutely contemporary room has large, grey stone floor tiles and a suspended ceiling with integrated lighting. It is adjoined by two lounges, both still with their 19th century features. The first, a reading room looking out over the parklands, includes herringbone parquet flooring, a veined marble fireplace and a ceiling with a moulded cornice and rose. It is followed by the second, reception room which is bigger (approx. 42 m²). It, too, has oak wood parquet flooring, as well as panelling, an impressive, light-coloured marble fireplace and moulded cornices. A through room, it is illuminated via two wide windows. On the east side, the opposing wing is used for utility purposes and has a separate back entrance. It comprises a toilet, a laundry room, numerous storage areas as well as a bedroom and a shower room, with a walk-in shower.
First floor
A winding stairway, with wrought iron railings and a wooden handrail, goes up from the vestibule to the upper floor where a landing provides access to two suites. The first, spanning a floor surface area of approx. 50 m², comprises a vast bedroom overlooking the parklands, a dressing room, a study and a shower room with a separate toilet. It still has its herringbone parquet flooring and marble fireplace. The second, 32 m² suite also comprises a bedroom overlooking the parklands, with a fireplace and a cupboard as well as a bathroom. The bathrooms on this level are lined with Portuguese marble and the lighting is set in the ceilings.
Second floor
This recently renovated attic space houses a games room as well as two bedrooms, each with its own shower room.
Two cellars are laid out under the central section of the building. One contains the house’s technical facilities, notably a hot water heater as well as a heat pump and the compressors for the geothermal heating system. The second cellar has been furnished with a bar and a water supply point. A crawl space is to be found under each of the wings.

The outbuildings

The outbuildings, away from the main house in the parklands, are composed of two adjoining buildings, one brick and the other stone. The carcasses of both buildings are in a good general state of repair, the roofs notably having been restored in association with the French Heritage Foundation and the facades re-rendered just a few years ago.

Constructed from brick, this outbuilding was previously used as part of the everyday running of the estate, with a woodshed, an area where carriages were once kept, a stable comprising three stalls and a workshop. Nowadays, it is used for garage and storage purposes.
This impressive, perfectly symmetrical house, topped with a hip roof, was probably used for housing domestic staff. The inside, spanning a total floor surface area of approx. 180 m² over two levels, awaits renovation and conversion of its layout in keeping with the future owners’ projects: professional activity, offices, holiday accommodation rental, housing of a family member, etc. An independent entrance giving direct access from the street could easily be envisaged.

The parklands

Providing shade, coolness and space to stroll, these parklands surround the property, protecting it from its outside environment. They have admirably preserved all the features that constituted parklands in the 19th century: two ornamental pools, a well, a path winding its way along the length of the property, a stone bench as well as a statue of the Virgin Mary, with a snake at her feet, and a vegetable garden. These parklands are illuminated via a modern LED lighting system. The entire property, spanning more than a hectare, is enclosed by stone walls and fencing.

Our opinion

New owners of this property will be able to combine an urban way of life and a rural world, in a wooded setting, just a stone’s throw from the shops. An excellent family home, it is possible to imagine children and grandchildren growing up here. The middle-class character of this reassuring, reasonably-sized house has mellowed, making way for outstanding modern-day home comforts. The most daring will convert the outbuilding for a professional activity.
