Location
The property lies in France’s charming Vienne department, in the country’s Nouvelle-Aquitaine region. It stands between the city of Châtellerault, the spa town of La Roche-Posay and the quaint village of Angles-sur-l’Anglin. The latter is officially recognised as one of France’s most beautiful villages. Châtellerault has a rich past. You can see this in its built heritage, from its famous bridge Pont Henri-IV, designed by the architect Charles Androuet du Cerceau, to its splendid townhouses from the 15th, 16th and 19th centuries. This remarkable city, where the philosopher René Descartes spent much of his life, is also now home to many cutting-edge firms in aerospace and the motor industry. Markets take place in the city’s covered market hall on Thursdays and Saturdays. Châtellerault’s high-speed train station is only 20 minutes away from the property. From there, you can get to Paris by rail in 1 hour and 15 minutes, 1 hour and 30 minutes or 1 hour and 40 minutes.
Description
The house
Exposed stonework forms the house’s elevations. A roof of interlocking tiles crowns the dwelling. The house is easily liveable and even has double-glazed windows, but it needs to be renovated.
The ground floor
A door leads into an entrance hall where a staircase leads upstairs. This hallway connects to a lounge and a room that needs to be converted. French windows fill the lounge with daylight. These French windows lead out into the garden. A fireplace with a wood-burning stove stands against one wall. A door connects to a kitchen, which is filled with light from a window. There is another open-hearth fireplace in this kitchen. From here, French windows lead out to a terrace. And a door connects to the room that needs to be converted.
The upstairs
The staircase leads up to an extensive hallway, extended with a corridor. This space connects to two bedrooms and a bathroom with a lavatory and shower. The rooms have sloping attic ceilings. They have wood strip flooring or are carpeted.
The outbuildings
The outbuildings form a U shape with the house. They include a stable and storehouses. A metal structure, which is more modern, has been added. The roofs of these outbuildings need to be renovated to protect the buildings better.
The garden
Behind the house, there is a small garden. It is dotted with fruit trees. Tall, old trees tower majestically here too. A well, a cistern and the probable presence of a spring on these grounds ensure a supply of water for watering the garden.
The meadows and wood
Large, fenced meadows slope down to a small wood and a stream that flows along the property's boundary. Two horse shelters stand in the meadows.
Our opinion
This characterful property is a calm country dwelling, yet it is not completely isolated and it stands just outside a city. The gently flowing stream and lush meadows of these bucolic grounds add to the property’s rural charm. The rustic buildings open up exciting prospects, given their spaciousness and layout. They lie in a cosy, protective arrangement. The farmhouse could easily be lived in comfortably, but it needs to be partly renovated. The garden would be ideal for a large family looking for open space. And the grounds could be a home to horses or livestock. With its wood, fruit trees and abundant supply of water, this unique property could even be self-sufficient.
