Description

The Sologne region, with its exceptional natural heritage, is renowned for its wild beauty where an equilibrium still exists between human activity, wild flora and fauna as well as the forest. The latter is composed of oak, birch and ferns, Corsican and Scotch pine, lakes, meadows and moorland.
Spanning an unenclosed surface area of approx. 68 ha, this property is in the ecological sector of the Sologne region, with its clayey-sandy soil. The proportion between coppice stand and seedling forest is fairly well respected. This estate is maintained and subject to a Simple Management Plan.

This unenclosed forest estate spans a surface area of approx. 68 ha.
The forest is essentially composed of conifer, oak, birch, aspen, alder and chestnut trees.
The forest’s objectives are to produce deciduous trees for timber and firewood.
Private lanes: stone-lined pathways, dirt tracks, a metal farm shed. A surface area of approx. 14 ha is separated from the forest tract by a secondary road.
The remaining plots are bordered by a river.

Features of the hunting grounds

These hunting grounds are ideal for hunting small, feathered game such as woodcock, duck and woodpigeon in the undergrowth; its diversified biotope composed of heather, broom, bramble, coppice stand, moorland and a marshy area. Roe deer and wild boar abound and a hunting plan could be requested in order to have a few identification tags.
A large farm shed could be used as a hunting lodge. It can be reached via a track suitable for cars not far from the road.

Ideal for investors or nature enthusiasts or both. Both will be attracted by this hunting estate in the midst of the Sologne region which, in addition to an obvious forestry vocation and a guaranteed value for an investor, constitutes a genuine wildlife nature reserve.
