Location

The Croix-des-Gardes district extends along the hill of the same name, to the west of the port of Cannes, just a few minutes from the town centre. Going up to an altitude of more than 200 m and forming a listed nature park, its hillsides slope down towards the seafront. This area has been highly sought-after since the beginning of the 19th century, notably by the English aristocracy who built numerous edifices there such as Villa-Eléonore-Louise, Chateau-Saint-Georges, Chateau-Vallombrosa and Villa-Rothschild. The district naturally abounds in numerous villas, reflecting first-class architecture. Discreetly nestled between two listed sites, sheltered behind a long alleyway, this somewhat smaller property is more than worthy of its illustrious neighbours.

Description

Standing on a nicely even plot, the east facade of the building comes into view at the end of a driveway. Facing south, this rectangular building stands on a light-coloured gravel terrace which provides access via the few steps of a wonderful stone stairway to a lush, green garden, surrounded by trees and bamboo. Behind this verdant screen are the gardens of Villa-Rothschild, where a magnificent period water storage tank enhances the decor. A tiled swimming pool, taking pride of place in the centre, is surrounded by nooks and crannies, featuring various amounts of shade and a multitude of plants. A flat area on the west side could house a small utility building or garage.

The building

Built in the style of the times in 1875, this property has had several owners, including the Bourbon-Parme family. It was known at the time as the “chalet of the ministers”. The south-facing, rectangular facade features a bay window. Bearing witness to a Victorian influence and topped with a terrace, it is protected by an elegant, wooden roofing framework, covered with zinc. The surrounding rectangular openings are regularly spaced in accordance with the facades of mansion houses, revealing the layout of the building. The walls are covered with lime rendering, reflecting a light, bright ochre hue and blending harmoniously with the laurel green shutters and the copper guttering. Everything is in an excellent state of repair. The work took two years to carry out as the entire building has been meticulously restored, right down to the smallest detail. The result is magnificently sober. An efficient home automation system controlling the entire property has also been added.


Ground floor
The house is entered all on a level on the east side. A large vestibule opens into a corridor that provides access to a kitchen, a living room, a stairway going upstairs and a study. The clearly defined layout is easy to move around. A dining room on the west side opens into a comfortable kitchen, protruding from the rear of the building, which gives it a cathedral roof and ensures great luminosity. In the centre is a main room as well as a study or small lounge. Floors are covered with herringbone pattern parquet flooring, walls are lime-rendered and cast iron radiators constitute works of art.
First floor
The wooden stairway goes up to a partially open corridor which provides access to the five upstairs bedrooms. Four of these bedrooms have their own spacious bathrooms, with finely hammered copper baths, tiled, walk-in showers and white porcelain wash-hand basins. Each of the bedrooms has its own individual character, with subtle differences in features and colours. Two of the bedrooms, on the south side, have direct access to balconies that have a distant view of the sea, with gardens and the Villa Rothschild in the foreground.
Cellar
This villa has a cellar, an unusual feature in this area. Reached via the back kitchen, it houses a laundry room and a space not currently in use.
Garden
Laid out facing south in front of the house, the garden includes a large, central swimming pool, open spaces and planted areas. A hedge of trees and bamboo clearly separates this property from its neighbours. Miscellaneous species feature in the immaculately kept planted areas.

Our opinion

A home, with an illustrious past and part of a historic district, near to the centre of Cannes as well as its beaches. All this in a fully renovated building, its perfectly decorated interior, blending the architectural luxury of the era with completely automated, first-class, modern-day home comforts. The property will, once again, change families and gain additional touches from its new owners.
