This residence, built around 1850, is a former outbuilding of the Chateau of La-Tiffardière. It is located in an unusual and astonishing natural setting on the outskirts of the Poitevin marshlands, in Niort’s Saint-Liguaire district. This site, exuding well-being, provides peace and quiet in which to recharge one’s batteries as well as radiating a special energy: the air is extremely pure courtesy of centuries-old trees and also constitutes a sanctuary for numerous species of birds.
The house suddenly comes into view at the end of a narrow lane. On its south side, a long lawn goes down to a pure water spring which feeds an old, stone-lined fish breeding pool. This corner of the garden is in the shade of an oriental plane tree, a specimen which is one of the biggest in the region. In another corner of this large landscaped area, a small bamboo grove acts as a reminder that water is an essential feature of this property. On the north side, a parking area provides access to two sections of an outbuilding: one old section of living space, now an artist’s studio, was once used as a bakery and a laundry room. The other section is in use as a garage and a shed. On the west side, a vast clearing surrounded by tall trees gently slopes down from the house to the river Sèvre, the water flowrate of which has been controlled perfectly for decades. A mooring area for small boats makes it possible to set off along the Poitevin marshland canals. A clearing towards the right-hand side leads to a forest where the owners have right of way.

The mansion

Italian in style, it dates from the early 19th century. The northern elevation is strictly identical to the southern. The building’s proportions and the feeling of harmony that it provokes are without doubt the work of an architect. The house is surrounded by many mature trees that have been chosen and placed with great care.

The large central corridor leads to the stairway located on the western side of the house. Five large bedrooms distributed around a central corridor. Most have fireplaces and all are in good condition. The master bedroom has a bathroom. There are two shower rooms. Each bedroom has a lovely view of the gardens and the edge of the forest on the northern side of the house.
Second floor
On this floor, the landing leads to a large bedroom to the north and two smaller bedrooms to the south. In addition, there is a series of three attics.

Our opinion

Rarely has a residence inspired such an atmosphere of well-being, peace and quiet as well as serenity: this complete countryside is on the outskirts of the town of Niort. With its discreet elegance, this well-proportioned property features numerous assets: the proximity of a river on the outskirts of the Poitevin marshlands, vast rooms in a building in a good state of repair, well-designed, low-maintenance and immaculately kept parklands as well as a mild climate. It could become a family home on a permanent basis with, if necessary, great potential for self-employed activities . A bed & breakfast activity could obviously be developed. A visit to listen to its natural surroundings and to appreciate the serenity of the premises associating the waters of the Sèvre, birds and the rustling of the trees will complete this presentation for would-be buyers seeking isolation and discretion in the capital of the French department of Deux-Sèvres.
